    now for 539k if you cross cicero you can get a 3br house in sauganash (better schools) but you wont get the double lot like this.

  2. Priced right. Should sell in a matter of days or hours. I think it might sell in the next few minutes. I’ll check the contingency status on redfin every 5 minutes and keep you up to day. I mean, why live in Edgebrook (aka suburbs) for $1,000,000 when you can live in FG instead for half the price?

    One theory is HD is a plant by the realtors to take such aggressively bearish positions it forces the rest of us to become bullish. Not really plausible though. He is unique unto himself, as is the Groove.

    There’s a bunch of stuff going on, I’m particularly sad today due to a death in family.

    Regardless, I had a shadow inventory property float across my desk. $8k property taxes, $3,000 a month piti on 1st/2nd, no payment since 2008, in second forclosure, on second loan mod. $60k household income down from $100k+, non real estate related employment.

    People in the ‘hood are still paying in the $300’s and $400’s for similar houses yet the people who live there can barely afford it as is. Amazing.

    its a f’ed up system and ever one has a sad story about it.

    i have a best bud who did it correct paid 15% down in 2007 or 2008 for his first home 2br starter place. the had one kid at the time and where planning the second but ended up with twins due in 3 months (go figure). he planned the new born would stay in there room unitl 1 then move into the room with his daughter.

    well he cant get out without a short sale or something in the likes. Its not that his finances are tight its he needs more space and cant do anything about it.

Obv negatives are no parking and only 1 full bath… but other thoughts? You guys always think of things I don’t (or have access to more info!) I love the hood, taxes look good. I’ll report back.

  13. Though this house is in “Forest Glen” MLS category, Edgebrook and Sauganash folks would disagree with that identification. Forest Preserves mark southern boundary of Edgebrook/Sauganash “nice neighborhood” definition. This is in a far less appealing area. Price seems unreasonable, even for former Bubble period.

  14. T.S.: Looks nice. You might be able to squeeze in a (smallish) en-suite bath on top of the screen porch in back–no rep on the zoning/building code possibility of that.

    My big question is what’s the basement like? If it’s full height, you’d have a lot of realtively easy options. Small lot would kill it for me, but I like A’ville.

  16. I noticed this house too,looks very cute! And at first I thought it looked like an amazing price for the neighborhood, until I saw the short lot with no parking.

  17. Sorry we didn’t get to go (new baby=no scheduled events!) but you guys are SO right about that lot. We might sacrifice that if everything else was perfect but it’s not… So now I am trying to figure out how to make 2130 n bissell happen! Love love love! It’s basically my dreamhouse in a perfect location and I don’t even care about the train. Hmmmmm, don’t know about the price though…

    Got to agree with Architect on this one. I still think there is value in the land and the closeness to the FG Metra. Price seems a little high to me I’d go Mid 4’s.
