East Lincoln Park Vintage 4-Bedroom Row Home with Coach House for $2.995 Million: 437 W. Webster
This 4-bedroom vintage row home at 437 W. Webster in East Lincoln Park came on the market in March 2026.
Built in 1886, 437 W. Webster was “masterfully renovated, restored and expanded” in 2014. On a lot measuring 20×115, it has a heated 2-car garage with a coach house.
Many of its vintage features remain including 2 wood burning fireplaces, ornate plaster moldings and the living room has an original wood archway with pocket doors.
It has the original cornice on the front of the house.
The staircase has been restored.
There are herringbone oak floors on the main floor, which is the second floor as you walk up the stairs to enter the home.
The main floor has the living room, what they call a family room, and the kitchen, along with a half bathroom. There’s no dining room.
There is a wood burning fireplace in the living room with a marble surround. There is a second fireplace in the adjoining family room also with a marble surround, which appears to be decorative.
The kitchen is in the back of the row house, with south facing windows, which leads to a deck and the backyard.
The chef’s kitchen has a built-in banquette and custom white cabinetry. There’s a kitchen island with seating for 3 with black cabinets. It has top-of-the-line appliances with a custom range hood and a walk-in-pantry.
The third floor has 3 out of the 4 bedrooms including the primary suite which has an en suite bathroom with a skylight, a double vanity and walk-in-shower. It also has a walk-in-closet and custom millwork along with a gas fireplace.
The other two bedrooms share a full bathroom.
There’s a skylight above the staircase.
The first floor has a dry bar, with two beverage refrigerators, a wood burning fireplace, a full bath, a bedroom, a walk-in laundry room, a playroom and a mud room. It has its own separate entrance.
There is an all brick exterior to the row home with a bluestone walkway and back patio.
It also has a 2-car heated garage with a coach house above. The coach house has a full kitchen with white cabinets, a Murphy bed with shelving and the listing says an updated bathroom. It suggests using it as a guest room or an office.
This row home has central air and it appears the coach house does too.
It’s in a prime East Lincoln Park location, near Lincoln Park, the zoo, bus lines, shops, restaurants and schools.
The row home last sold in July 2021 for $2.5 million and was only listed for several days when it went under contract.
It has come back on the market for $2.995 million, or $495,000 more than 2021.
Will this property be under contract by the time you read this post in this hotter market?
Keith Brand and Meaghan McCarthy at Berkshire Hathaway HomeServices has the listing. See the pictures here.

No one wanted to talk about this Lincoln Park row home with parking and a guest unit above the garage.
It’s already under contract. That shouldn’t be a surprise in 2026 with Lincoln Park inventory under 100 properties.
Did they get multiple offers? Will it sell in the $3 million+ range?
This place is awesome but I would have a hard time paying $3m for a row home.
Why would you have a hard time Marco? Fewer SFHs in this neighborhood and you might not get one for $3 million.
Is it just the shared wall? This one only has one shared wall.
Sure, with inventory the way it is, there’s concessions that have to be made. If you really want to live this far east, then there aren’t many options.
Lot Dimensions: 20X115 – Narrower and shorter than a standard lot

Not quite as nicely finished (imo) but quite a bit larger, not a row house, lower ask, on a quieter street.
I’d be hard pressed to justify the feature over this one, based only on the listings.
