First Resale in West Town Church Conversion: 2411 W. Walton

We’ve chattered about many church conversions over the past two years.

This 3-bedroom duplex at 2411 W. Walton in West Town just came on the market.

The church was converted into condos in 2008. This one has some authentic features including what looks to be a saved wood arched doorway.

It also has exposed brick and high ceilings.

The kitchen has all white modern cabinets and stainless steel appliances and the bathrooms have floor to ceiling marble with Grohe fixtures.

The listing doesn’t say anything about parking but the assessment appears to include parking so I can’t tell if a deeded space is included or if it is rented.

  3. Ok… paid $555k a year ago and now want $45k profit after the market has crashed. Sorry… not going to happen.

    Very nice looking unit though and seems to show very well. However, the owners and Realtor need to read a newspaper.

    Duplex down west of Western? Double no thanks.
    For the high $5s you can get a nice 3/2 or 3/3 in a way better area east of Western (and further North like North/Arm/Fullerton)

Seems to be a realtor’s conundrum – take the listing and list it over the purchase price knowing that the final price will likely fall below *OR* level with the seller about their home being worth less than what they bought it for, have them feel insulted, and give your competitor another listing.

  15. yep, humbolt park. More reason that this was never worth $550 and even more reason why its not worth $600K today. People bought in HP because they fell for the ‘think about what this area will be like in 5 years’ ploy.

    No ask yourself the same question, do you want to be in this area when it starts ‘transitioning’ back?

    This is a major fail. and I’m sure the realists here agree that this property in this location would never have existed without the bubble. Thus in the crash it should be effect even more than a traditional property in a established neighborhood.

    I thought the humbolt park area was only up to augusta, i maybe wrong, but thats what i always believed.

    even with that bubble this shouldnt exist i never understood how Humbolt park could take the turn i didnt see the same amenites/transportation/ect as places like Wicker park, bucktown or even the strange appeal like pilsen. even with the strong puerto rican heritage vibe.

    now the groove family still heads over to humbolt park area a few times a year, gotta have the jibaro (sp) sandwich from boriquen restaurant and we go to the puerto rican festival each year (we leave really early before the shyt hits the fan).

  17. Always amazes me when people try to sell a unit today for more than they purchased it for in 2006-2008. All they end up doing is chasing the bottom. Look at how many places have had their units on the market for months and months and over that course of time have lowered their price by $100,000 or more. If they wouldn’t have been so greedy to begin with, they most likely would’ve been able to move their unit at a lower cost to them.

    There is a very good television show on HGTV called “Real Estate Intervention” that addresses this issue. It involves a homeowner that is trying to sell their house for way more than it’s worth and a realtor comes in and discusses the actual value of the home with them. It’s a very interesting show.

  19. Who cares if it’s right *on* Western? I know some people on this board that live right *on* Grand and Chicago. Nice unit, won’t sell for a profit now, too bad they have to move, guessing relocation, that does still happen.

    And this is not Humboldt Park.

  20. Because Western is pretty much an enormous truck route and is the equivalent of living on a 5 lane highway?

    Chicago Ave is 3 lanes Grand is 4 one way downtown

    You can always hit one of their other locations–like Western near Grace, or the one on Central. Or is the HP one that much better?

    wow never knew that had others, well never asked either.

    the one over by the public aid office is awesome, we always get a 16 year old pregnant waitress that give you more attidude than you need in a year. and when you get your food NEVER ask for extra napkins or new silverware cause you will be stabbed!!!!! and that what we call dinner and a show 🙂

  24. Chicago Ave is 4 lanes and Grand is only one way in the loop at Wells. Where in the city do you live?

    All three roads are major routes for the city.

    Western is a major route throughout chicago, noisy and dirty.

    Fact: Longest continuous street within one city in the USA. Western sux in a way that few e/w Chicago streets do. Irving Park isn’t even as bad, at least east of the river.

  28. Who doesn’t like Western? If your car breaks down you won’t have to push it very far to get it fixed, and if you need to buy a new car, just walk a block or two to the used car dealership. And if you’re hungry, a Taco Bell or Gyro joint is never more than a stumble away. And because it’s so long, you can go North/South from where you are to wherever you need to go.

  29. The kitchen is nice, but what is up with it being glassed in ?
    If you look closely you can see the seams of the counter to ceiling glass. Kitchens are always a gathering place, and this would really hinder that. I don’t see the point.

  30. I think it’s very cool to live in an old Church. Takes you out of the same old cookie cutter condos that are rampant in Chicago. This has high style and class. Also, it’s in Ukranian Village, not Humboldt Park.

    Where can you get a custom built home?

    I think it’s a very cool project, however, they will never get that price.
