Fordham 3-Bedroom is Back and Now Reduced $190K: 25 E. Superior in River North

We last chattered about this 3-bedroom unit in the Fordham at 25 E. Superior in River North in May 2009.

It has been on and off the market since then but is still being sold “as-is.”

It has also been reduced by $190,000 since our last chatter.

The unit has hardwood floors in the main living/dining areas. The kitchen has stainless steel appliances and granite counter tops.

The property was actually listed at this reduced price last September and still didn’t sell (so I’m not going to ask if it’s a deal at this price.)

What will it take to sell this 1750 square foot unit?

  2. $385 a sqft + 2175 a month Ass + Tax = not gonna happen. Maybe, MAYBE at $330 a sqft

  3. Compare the unit to 3 bedrooms in 550 St. Clair, Pinnacle-21 Huron, 600 N Fairbanks, Avenue East, etc and it is about 200K below the going rate

    I hate when realtors describe everything as “yours.” The virtual tour is all “your kitchen this” and “your master bedroom that.” Really gets under my skin. And I think this place is overpriced and boring.

  5. Yikes, and I thought I did poorly with the ROI on my unit in this building. Suddenly I’m not feeling so bad.

  6. I know people hate Realtor bashing, but it earned more often than not. These pictures are not the worst, I have seen but do not get me to want to see this place.

  7. The realtors rarely take their own pictures anymore (unless it’s a bank owned property or something where they want to get pictures up quickly.) Nearly all the pictures are farmed out to professionals now.

  9. Sidelined – I also hate the “yours this and yours that” too. It also drives me crazy when realtors say, “you WILL love the __” or “you WILL enjoy __.”

  10. Is this the building that had chunks of concrete raining down from some balconies? Did a special assessment fix this problem? Anyone know?

  11. Don’t know about the concrete falling, but I do remember seeing quite a few exterior cracks when I was in a unit two years ago.

  12. I believe all of the exterior problems were fixed by a multi-million dollar special assessment. They are suing the developer and contractors and if they recoup $, it will be a nice reserve for future problems.
