Forget About a Parking Space, Buy a Cabana Instead: 655 W. Irving Park

Park Place Tower is a 901 unit high-rise at 655 W. Irving Park Road in Lakeview. Built in 1973, it has a large outdoor pool.

It also has “cabanas” lining the pool that are apparently up for sale.

2 are currently listed on the MLS including this one that has a “totally redone shower” and a sink in the kitchen.

It is not a condo- but a cabana with pool rights.

What will someone pay to have access to a pool all summer long?

Chuck Ginsberg at Solfire Realty LLC has the listing. See some pictures of the pool area here.

Unfortunately- there aren’t any of the inside of the cabana- but you can see where they are located in the pictures of the pool.

Unit #CO26: cabana

  • Sold in August 2003 but I couldn’t find a prior sales price
  • Listed in April 2008 for $42,000
  • Currently still listed for $42,000
  • Assessments of $14 a month
  • Taxes of $63
  • Living space: 14×7
  • Pool Rights

  4. I rented here many moons ago. The building itself is a giant piece of crap, i’m sure there’s forclosures and short sales all over the place by now.

The pool is insanely packed on any nice day of the year, and the cabanas are basically a garage type shaded bar with a fridge and possibly a stovetop. Maybe 8’x7′ and thats being generous. i think they were selling them for 20-25k in 2004 when they were converting the rentals to condos.

Hate, hate, HATED the building, although we had a pretty sweet view of the fireworks on July 4th.

Do NOT buy here, unless you enjoy overpriced crap and high assessments.

  6. I would maybe pay 12.5k for it and use it as a storage space if I lived in this building. But make no mistake about it I would never live in this building.

With 900+ units of course there are foreclosures everywhere!

  7. Also I believe that this place at one time it was a janky hotel for cubs players to take ladies of the night to after an evening of Clark St. hopping.

And,,, I heard that when it was first built it was section 8 housing! (Which would explain the finishes in the first place we rented here)

  8. I would buy it, keep it locked up and then let people se me carry / drag body sized rugs rolled up into the space. I would wear long sleves and dark glasses and a hat, and then I would leave some kind of stinky cheese in it

  12. that price is ridiculous. i’ve been there and there’s nothing to these cabanas. not only are they small but they have resrictions on using the pool. you’re only allow ONE guest on the weekends, three during the week!!!

  16. This would not be a bad idea in Miami. Unfortunately it’s Chicago, and I’d rather blow $100 at Castaways every weekend, as it would be a far more enjoyable / sound investment.

yeah, this raises the bar for cock-a-mamie ideas pretty high, I don’t how this can be beat, barring someone trying to sell a refrigerator box as “green construction” or something.

  20. dito the above. Postings like this make me laugh, so keep em coming. 45k? If you want to spend $, buy a membership to East Bank Club and check out the rooftop deck with the 3 rooftop pools…..and a lot of talent. I wonder how good the new aqua pool deck will be….looks promising.
