The developer is trying to close out sales at the conversion at Pearson on the Park at 222 E. Pearson in Streeterville/Gold Coast.

The building was built in 1963 and was converted in 2007.

The lobby and hallways were renovated. The developer put washer/dryers in the units.

Now, the developer is giving away parking when you buy a unit. And it appears there are other incentives for “investors”. From one of the listings:

    Hi Sabrina,

    I really like this conversion and if you bought in 2006-2007, you got a good price. Unlike some of the other conversions that you’ve highlighted over the last week, this developer put in new windows, new mechanicals, and I think new elevator mechanicals.

  2. I think I was in this building for a party a week or two ago. If so, it has a nice top floor party area with fantastic views and a rooftop swimming pool.

  3. Did they ever remodel the hallways? I heard that the parking was valet only, is that true? (Or is it a deeded space you can self park in?)

  4. The conversion was nice but the prices are a rip-off. I lived there when they were apts. and was amazed to find out that the studio, 1 and 2 bedrooms are now being sold as 1,2 and 3 bdrms. All they did was wall in a tiny dining space and call it a bdrm. in reality the extra bedrooms could only really be used as a small den space (or in a 3bdrm model it was used as a dining room again) there is no closet and the realtor showing me around said the space would only fit a twin or murphybed. The 2 bdrms are only 950 sqft (that is sqft listed when I rented a 1 bdrm) and the 3 bdrms are only 1200 sqft. Oh – and the final assessment prices havent been determined yet as its still developer run (realtor when put on the spot admitted they would go up from developer pricing), there are no reserves and the building needs to replace the balcony railings.

    So actually, if you bought in 2006-07 you got scammed.

    Yes, the parking is valet but you own I guess the right to park there. Hallways are remodeled

  6. When I went there the hallways were not remodeled, although maybe that changed in the last 6 months. Also, ceilings are really low and make units seems dark and smaller.
