    Exactly, these costs must not count for reasons

    HMAM Today = $6150

    HMAM May 21 = $4675

    Brutal

    Hideous building. Trying to create some architectural interest was a noble idea, too bad they failed completely

    Modern Farmhouse kitchens can die at anytime

    Deck is nice

    Layout is horrible, Master Suite should be downsized for more common space

    Last actual sale of this unit is July 2014 for $780,000 (+CPI = $971k)

    I like Ashland here. It’s actually quite nice with the park just steps away (if I had to live on Ashland, as you said.) You can also walk down Wrightwood to go anywhere and that’s really pleasant as well.

    Well, it is 3N+S, or 3A+B, or 301+302.

    Which then made me wonder about:

    “2521 N. Ashland is a brick building with 6 units”

    What’s the 6th? looks like it should be: 2 duplex down, 2 sandwich simplexes and this. Checking the dec, it always was a 5 unit in a “6-flat” body.

    Both the duplex downs last sold in 2018. Here is one of them:

    Cool place and nice to see not everyone in Chicago has no taste

    The LR/DR Wall covering is awesome and the kitchen is really well done

    Would love to see a floor plan

    The skull wall covering is a bit aggressive

  12. Something has changed in the Chicago housing market. Buyers have shown up in 2023.

    I was going to crib on this 2/2 loft. It has been on the market since July 2022. Listed at $405,000. Reduced in August to $399,000.

    Came back on the market this month as a “new” listing but also listed at $399,000. Under contract in a week.

    I was wondering the same thing anon(tfo) but since the listing said it was a 6 unit building, that’s what I put. But I was wondering where they stuck the 6th unit.

    Perhaps I am crazy but I think that the skull wallpaper is amazing! Some of the other wallpaper and finishes are a bit odd.
