Get 3 Balconies in Time for Spring: A Duplex Up Penthouse at 800 W. Cornelia in Lakeview

This 2-bedroom duplex-up penthouse at 800 W. Cornelia in Lakeview came on the market in July 2020.

Built in 2003 by architects Sullivan & Goulette, it has 26 units and a heated garage.

It’s an elevator building.

The listing says this unit is unique in the building because it extends the entire length of the building east to west with almost 2000 square feet.

The living and dining room have high ceilings, recessed lighting and crown molding, along with the first balcony which faces east.

The kitchen is open to the living and dining rooms and has cherry cabinets, granite counter tops, a kitchen island, tumbled marble backsplash, stainless steel appliances and a double oven.

The primary suite is on the west side and has an en suite spa-bath with marble floors, travertine tiles, a separate shower, a double vanity with grohe faucets, beveled mirrors, a European style towel warmer and heated floors.

It also has a walk-in-closet and the second outdoor space: a 12×12 deck.

The second bedroom doesn’t have any windows but it does have a skylight and an en suite bath.

The second level has a den/family room or office with custom built-ins including a wine refrigerator and wet bar.

There’s also a powder room on the second level.

But the big selling point is the 350 square foot roof top terrace with city views east and north.

The unit has the features buyers look for including central air, washer/dryer in the unit and 2-car heated tandem garage parking, which is included.

It’s in the middle of all the shops and restaurants of Lakeview and is just a few blocks from Wrigley Field.

Originally listed in July 2020 for $785,000, it has been reduced to $725,000.

Is this an ideal property for those seeking private outdoor space in this dense neighborhood?

Kevin Tatum at @Properties has the listing. See the pictures here.

  1. Assuming no capital improvements, owners “made” 10% in 17 years. That’s Hawt ™

Do realators have a new definition of high ceilings?

Buyers should penalize the owners $100k for a new pergola, otherwise the RTD isn’t useable.

They get 1/2 credit for not putting the tv over the FP, unfortunately it’s not useable where it’s at.

At $4500/mo (and $145k down) the roof top deck isn’t enough to push me into the Buy category,

  4. It’s going to be unpleasant to live there while the buildings across the street are being demolished and a new Howard Brown health center is being built.

  5. I’d put a sectional where the (too large) desk is and make that the tv viewing spot. Is that a camera in the main entry way?

Yes, likely for pet care and/or cleaning staff.

  7. I thought Boystown properties were cheaper than comps in more desirable hoods. This place is priced like its on a treelined street in Bucktown or LP.

but then you lose your home office which everyone wants today. I wonder how they’re getting power to that Wyze cam. Running the cable thru the air return to where?

Seems pricey for the amount of work this place needs. Judging from the “flat screen” TV in the office, they haven’t made too many updates.

I think the COVID-hoax will continue on, and the government dweebs seem to have no interest in giving up their petty little power-play on the populace. So it’s not likely we’ll see Wrigley Field at capacity this summer. Now with the hoax morphing into “new strains”, the feminist and closeted perv-wimp bureaucrats (e.g. Lightfoot, Fauci, Bidenists et al) are not going to let up on their fame and power plays. Poor Fauci, what would he do if we went back to normal? He’d be a nobody again.

When the city lets a racist group, or in this case the extremist “LGBT”, put up markers in a hood it sends a SIGN that others are not welcome. Like on Division in Humboldt Park, where the Puerto Ricans have their huge metal flag In Boystown, they paint the crosswalks rainbow, saying “this is OUR neighborhood”. It’s akin to a whites-only mentality. Or similar to how Jews like to claim HP and Glencoe as “ours”.

When you exclude and do not welcome, it does hurt demand. Less demand, equals lower price. Econ 101.

Yeah especially after what 405 sold for ($585k a few months back). Different layout but the owners are smoking crack asking $785k. I’m almost going to feel bad when they lose money after 17 years.

The owners must be big beleivers in the HAWT Market Theory ™

According to whom? Fauci is very well respected in his field, and has been for decades.

The world goes far beyond your reach, Helmet. Just don’t reach South of Armitage and call it Bucktown.

  13. not a single window in the entire unit, only doors. Plus there’s a seven (?) story building planned across the street? Good luck.

  14. Not even worth a look unless you like living in a very loud location with noise late at night on weekends. I lived a block away in the mid-90s, so unless things have changed, I think I know.

Sellers are the original owners so they haven’t mind living there for 15 years Dan #2.

Who cares about a building across the street in a major city?

If you care about “views” you had better know that the buildings nearby are historic landmarked or the John Hancock.

One thing most don’t think about is the parking lot that is across the alley as that is a bigger threat, to me, than anything that might be built simply across the street. Across the street isn’t blocking your natural light in any way.

    Um…maybe in 1995?

But not for the last 20 years Nyet. Boystown and East Lakeview is more desirable than Bucktown and even parts of LP.

  19. Well, based on what I’ve been reading over the past few months, there are several new Cubs players coming on board so they’ll need a “home base” – so there’s a built-in market here.

  20. “the parking lot that is across the alley”

??? Across the alley are all 2 and 3 story residential buildings.

“several new Cubs players coming on board so they’ll need a “home base””

With the Cubs recent “loyalty”, they’d be foolish to buy rather than rent.

Are you talking about real Bucktown, or just johnc’s historical “bucktown”
