Get 4-Bedrooms Duplexed Up For 22% Under the 2007 Price: 4530 N. Magnolia in Uptown

This 4-bedroom duplex up at 4530 N. Magnolia in Uptown recently came on the market.

4530-n-magnolia-approved.jpg

It is listed 22% under the 2007 purchase price.

At 2500 square feet, it is bigger than many city single family homes.

Two of the bedrooms are on the main floor with 2 on the top floor along with a lofty family room.

The kitchen has maple cabinets, granite counter tops and black appliances.

The living room has 19-foot ceilings.

There are skylights and a large deck off the back of the unit.

The listing says that seller financing is available.

And I’ve been told that the agent is offering a free cruise to the Bahamas to the buyer as well.

Is this a deal for the square footage?

  1. I find it odd that it was constructed with only one bathroom on the second floor and it is part of the master suite.

  2. Too close to the Wilson/Broadway open air drug market, would be a lot more attractive north of Lawrence.

  3. I think the finishings are dull and the floorplan awkward. Nevertheless, wiht a few tweeks it could be much nicer. For example, the second bedroom on the first floor has a weird layout which would prevent a queen size bed. Since this room makes sense as a guest room, I would move the closet to the other side of the room which would make one straight wall to put a bed against. I would also make an entrance in the second floor bath to the hall. These two bedrooms would make good kids rooms. You could keep the toys up on the family room and make this a kid zone…sparing the downstairs.

  4. So the master suite doesn’t have real windows? What’s labeled as the master BR doesn’t make any sense as it’s the 3rd largest and has less desirable features. It seems that the rear bedroom on the main floor would make a better master suite w/ the walk-in closet, windows one can see out, a deck and private bath — except for the single sink. Overall, the floorplan wasn’t well thought out in terms of bedrooms.

  5. I agree, the bedrooms are poorly thought out. Good price for the space if you can stand this area. Magnolia is a gorgeous street but the shenanigans going on at nearly every corner are ridiculous.

Just curious. Why don’t they ever clean this up? It’s shocking that this goes on so openly. Wouldn’t this be a slam dunk collar for the cops?

  7. Uptown always seemed to be the place for everyone “priced out of the market” in LP and Lakeview. I guess you can’t exactly get a 2500sf 4bed place for this $ in Lakeview yet, but I wouldn’t feel priced out and forced to move to uptown in this market.

  8. Uptown is the new “socially concious” progressive hood for urbanosnob hipsters and gay people. I wonder how long that will last considering that they probably won’t want to put up with that nonsense for too long considering nothing has changed and it seems as though not much will change in the near future.

And whats up with the population boom of bums lately? Its like they are multiplying theres so many of them around lately, are the cops just going to let losers sleep on the sidewalk in the loop during business hours, or have huge packs of them congregate at every restaurant’s dumpsters without recourse? I mean I get that the cops probably have more important things to do in the summer, but its really out of control

Uptown has had lots of gay people for as long as I have been here, so i’m not seeing anything new there but I’m not seeing the influx of urbanosnob hipsters, thank god.

  10. sonies the cops lassiez fair attitude towards the bums likely has something to do with their disaffection towards city hall. you see they let the bums go free range to antognize the businesspeople to the point they get angry with the city too & start demanding more resources. of course those new “resources” are pay raises, padded pensions and once again enforcement of loitering & vagrancy laws.

  13. Gays are NOT moving to Uptown, they jumped to Andersonville and Edgewater. If it were not for us, there wouldn’t be most of the GZ for the scardy cat uppity urban people.

  14. Uptown has improved significantly over the last few years. Of course parts are sketchy, but much better than the past.

    Can’t disagree with this

  16. I would prefer to live around gays because they are less likely to have lots of kids and when they do have kids, it’s because they put a lot of effort into getting the kids and therefore usually love their kids.

  17. This place is on floors 3 & 4, no? Lots of stairs. I see some kids’ toys in the bedroom on floor 3. But floor 4 has the MB and the guitar jam room. So they put the kid on a different floor? Probably a seller sick of the stairs this place entails.

  18. Personally I like the set up. The living/dining room is quite large and two of the bedrooms look like a great size with good light. A few years ago I looked at a very similar duplex up on Reta for $669k!

    Nuh uh. That’s Edgewater.

Most everyone largely admits Uptown is awful.

Never had a problem here. Most of the negative news was political.
