Get a 2/2 in East Lincoln Park for Under $300,000: 445 W. Fullerton Parkway

This 2-bedroom at 445 W. Fullerton Parkway in East Lincoln Park came on the market in May 2019.

This is a vintage building with 7 units. There’s no parking.

The listing says this property is a “private garden unit.”

It has crown molding and exposed brick with slate floors in the Living room and hardwoods in the bedrooms.

The kitchen has custom dark wood cabinets and stainless steel appliances.

There’s no parking or central air and it has electric, radiator heating.

But there is a washer/dryer in the unit and 2 bathrooms.

The listing says the building is “investor friendly.”

Originally listed at $325,000 in May 2019, it has been reduced $26,000 to $299,000.

It is just steps from the shops and restaurants on Clark in Lincoln Park and just a few blocks away from Lincoln Park and the Zoo.

Is this a deal for its location?

  1. Garden units – No different than living in a basement. This one also has tile floors which makes me inclined to believe that there may be moisture problems which discouraged them from using hardwood or laminate. Also, I am not sure about other ppl. But I wouldn’t want to be the basement dweller in a “condo” building…think of what the other building owners will think of you….the poorest person in the building who couldn’t afford an above ground unit. LoL

What’s rent for a garden like this? Think it tops $2k?

    “No central air”

So, it has electric radiators (which use sooo much power), and GFA, but no a/c?? Weird!!

    “tile floors”

If they’d installed radiant heat, it would make sense and be nice.

Nice ventilation in the kitchen!! totally no need to scrub the ceiling 6 times a year.

Unless you really love Five Guys, I imagine you’d never open the windows (unless you want to hear if your bus is getting close).

  4. I lived in this building; Great location, and the above ground units are nice, but the noise from Five Guys is brutal

  5. I don’t see gas forced air, I see poorly thought out vents or registers on boxed in steam pipes and electric baseboard heating.

  6. “vents or registers on boxed in steam pipes”

If that is correct, this is a big time no go.
