We will see.
But you’d be living above a Planned Parenthood. Putting aside political leanings, I can’t imagine most would be comfortable being reminded about what goes on there every time they enter or exit the building.

You will pay considerably more and not get in-unit w/d. But I get it about the location. Although it has gotten “better” over the last decade thanks to thousands of new apartments built within 3 to 4 block radius.

It’s been there for 20+ years. But I’m sure there are some people who would not buy in this building for that reason. Similarly, there are some who would not buy in a building with a dispensary at the base or a bar open until 2 am with an outdoor beer garden. Or a host of other things.

The market speaks for itself. This condo is priced low for its size and the neighborhood during a period of very limited inventory and wasn’t swept off the market during the first weekend on the market.

Eh. Small kitchen and parking is rental are issues. Not everything sells immediately. However, it does have 2/2 which is rare at this price. Otherwise, you’re getting a 1 bedroom for this price.

Um…no.
I lose money operating this blog now. But that’s a good thing. It means Chicago real estate has healed. People like watching the train wreck, like Bob the Bear on this blog. He shows up every few years when he thinks the housing market is going to crash again. Some cities are going to, but not Chicago. Bob is going to be waiting another decade because Chicago’s market is the tightest in the nation.
I like Redfin better than Zillow or any of the other real estate sites. That’s it. If you like one of the others, nothing is preventing you from putting in the address and finding the property.
I think it isn’t selling because the target market for this unit….first time buyers..think everything should be high end and new. They don’t want or cannot fathom doing any work even if it means getting a good deal. The finishes here, especially the appliances, are neither high end or new…although they look well maintained in the photos. I think coming up with $70K just to have a monthly nut comparable to nearby rentals is also a big hurdle for most and with a property this age you need to be concerned about any possible special assessments coming down the pike. I am also personally icked-out by the deer head and the seller should absolutely get rid of it and put some of their clutter in storage to make the place feel less cramped. Also PP is not in the base of THIS building…but the base of THIS building does have a dispensary…..and wow…PP is a primary source of healthcare for uninsured / underinsured women. Scary.
I live nearby. I would prefer this location for the proximity to TWO Jewels, the Freshmarket, Target and Marianos plus a number of new restaurants on Wells south of Division. Yeah it isn’t as pretty as north of North but it has more walkable amenities and is comparably close to the lakefront path with better access to mass transit.

Planned Parenthood is well known for administering abortions. The doctors unalive babies at various stages of gestation, up to 6.5 months in IL. It’s sad and disgusting that this is so widely practiced and accepted in a first world country.
I guess it’s easiest for folks like Cat and Anon to ignore / justify such circumstances by saying things like “PP is a primary source of healthcare for uninsured / underinsured women. Scary.”
