Harbor House was built in 1966 and has 278 units.

It is a full amenity building with an indoor pool, exercise room and doorman.

But people buy in the building for the views and the location.

This unit was recently renovated with a completely new kitchen now opened to the dining area. The kitchen has stainless steel appliances, silestone counter tops, and full backsplash.

There are new brazilian cherry floors throughout the living area and a remodeled bath.

The unit has central air, washer/dryer in the unit and there is parking (although I can’t tell if this included with the unit or just available in the building.)

It also has outdoor space with an east facing balcony off the dining area.

  8. It’s priced right. Unit #911 just sold for $370,000 with slightly nicer finishes and 3 floors hihgher.

    Just because some of you wouldn’t want to live in East Lakeview and ELP doesn’t mean that a seller, such as this one, should expect to get $70k less than they are asking! Or even $100k less!! There are some people that buy these 2/2s at pretty fair prices.

    …Yes I will agree the “70’s skeleton” of this particular building is fugly though. But hey someone will buy this place and it will probably go for $300K+

  9. Nice views interesting remodel hopefully they will find a buyer. Not at 389K though. Just don’t invite me over for dinner. I have lower back pains just looking at that kitchen table sitting on the ground. On the plus side my one year old daughter and 4 year old yellow lab would appreciate the gesture.

  11. I’ve been in the building because a friend rents there. Everyone with a 2 bedroom has views of the harbor and the lake (one bedrooms are on the back side of the building with west views only). I think they just said “harbor views” because some people like looking at the boats too rather than just the blank blue nothingness of the lake. I know from my friend that lives there that none of the units have parking included but it’s only like $150/month, which is really reasonable for lakeview. the extra window in the kitchen is nice, my friend’s unit doesn’t have that. makes the place look bigger.

  16. I had put more my personal preferences, but after taking a look at the pictures it is a really nice unit. If the building was FHA approved, I could see someone buying it close to asking, especially if it has parking.

    I’m envision someone in their 20s who currently rents in the area doesnt have much money for downpayment(so hence the 3.5% FHA), but plans on renting out the other bedroom to make mortgage payments.

    Optimism during the bubble about the inevitable increase in housing affordability was warranted. A positive outcome is assured and underway. The negative effects of the bubble distortion will be with us a bit longer, but there is absolutely no reason to remain pessimistic about the return of housing affordability.

  21. I like this building and have been in it quite often (I know owners). Depending on the unit you get both East and West views, which is quite nice. I hate the assessments (and probably wouldn’t use the pool) and the garage has a waiting list or something IIRC.

    I think this price is divorced from reality, though. 10K above the 2008 sale? Really? Have these folks been asleep for the last 4 years?

  30. I still don’t understand why is it that people judge the value of a place based on what someone paid for it. Isn’t market value about what someone is willing to pay for a place?

    I get this all the time with one of my properties I am trying to sell. I bought it as a foreclosure in 2008 for 550k, and put it back on the market at 599 (reduced from 699). People always tell my realtor that the price should be 449 because prices have decreased 20% in the area. Of course, they don’t realize that the previous sale was for 1 million in 2004. Why don’t they use this number?!! WHY? WHY? I tell you – it is psychological and stupid.

  35. clio: well, if the fact that your purchase was a foreclosure was noted in the sales history, I’d agree with you that it doesn’t really help when coming up with a fair price.

    But I guess I’ll answer your question with a question: if I’m looking at a property and I don’t use the price history for that property and comparable properties as a guide, how do I come up with a reasonable price? Assuming, of course, that we can agree that just because a seller is asking a particular price doesn’t make it reasonable.

  38. I totally agree with Clio, there can be so many factors that go into whether or not something is a good deal. I recently purchased a 3 unit in chicago with a vacant lot to it for 280k.

    The previous seller bought it at 203k. Which at first made me apprehensive about paying 77k over his purchase 9 months ago. But the owner had bought it at an auction, and had to pay cash and then the 6% for realtors. At the end of the day he really didnt make much return on such a large cash investment and I feel like I got a great deal even though i was paying over the recent 1/09 sales price cause i was able to finance it with a 3.97 APR loan 30 yr fixed.

  41. my friend’s place is on the 7th floor (only one floor up from this one) and you can absolutely see a great view of the lake (and almost all the way down to navy pier, i watched fireworks from her place once). Anyone who says you can’t see the lake from teh 10th floor of a building right next to the lake must be looking in the wrong direction or have their eyes closed 😉 .
    Oh, and yeah, the bathrooms are small. the master and the guest bath are almost the same size, the master is just a little longer. I’ve never understood why bathrooms need to be huge–do people hang out in there?
    And yeah, also saw on NPN that this is a divorce situation. Too bad but it looks like they did about $50K of renovations and those are NOT ikea cabinets, i myself have ikea cabinets and those are much nicer. the floors are gorgeous too. and i wish i knew where they got that table.

    BTW, what happened to your “sale?” It’s still listed as active. Are you selling it pursuant to the land contract? The listing does say: “OWNER WILL CONSIDER CREATIVE FINANCIANING-PROPERTY EXCHANGE-TALK TO US!!! property trade, creative financing, seller financing, property exchange, assumable mortgage, lease option.” Nothing about an existing land contract, though.

  46. G- yeah, I got nervous about my contract sale and backed out of it. I don’t think the people had enough money to buy the place (even though their income was 200k and credit scores near 800).
    The price changes (yes, I know – several) represented times when I started developing the land and renovating the house/barn – I have subsequently given up on that project because it would take me away from “cribchatter” for too long. However, at 599k, the place is a steal (seeing that it is 15 acres and zoned R1 (40,000 sq foot lots). Potentially, you could get 10 lots on the land (that is taking into account resevoir creation and open land requirements for a PUD). Someone could definitely make a million off of this property in the next 5 years – I just don’t have the time or patience.

  50. G- it was a foreclosure and I was in a bidding war at that time. At closing, there were 3 parties that showed up to snatch up the property if I didn’t close. Because of some personal connections, I was able to get the property over the others. The property, if subdivided is worth 1.2-1.5 million. If not subdivided, but rehabbed, is worth 900-1 million. That is why it is “a steal” at 599k.

But it has tenants, and my guess is the next person who buys it will be a developer who tears down the building to make use of the 47 ft wide lot (2 pins) to build a bigger building. As such I don’t see any incentive to put any serious cash into the building.

    But im definitely hoping for what Clio is saying selling it for 500k in two years. With my tenants more than paying my 1212 a month mortgage, and only putting about 20k down, its not expensive to hold onto.

    chichow, and yeah it can be a rougher area. But its right by two train spots and LSD I think that has a certain sense of permancy that will be there in the future. Also if the neighborhood turns which is my hope with the outgoing alderman, i think clio is right about the value going to 500k.

    Thanks for the history on my farm. As you can see, it was listed for 1.295 million in 2007. That WAS the market . Take 50% off of that and you are still looking at 650k. Again, it is a steal at 599k. Any serious investor with cash to park would do VERY well with this place. It is surrounded by new construction (700-1 million when sold – now 600-800k). Think about it – you could put 10 lots on the land (per zoning and village rules).

    clio, bentleys are better leased than bought i think – they depreciate so fast…we had a flying spur on lease a bit back and it was a great car, but would have been murder if we had bought it..it would pain my heart to sell that for 75k. ouch.

  90. sonies, I have a limited edition Jeep Wrangler Rubicon – lara croft tomb raider. It is the perfect city car. It has a hard top and soft top – they only made 1000 of them (it is #512). Per the Jeep dealer, only 2 were sold in Chicago and I got one of them. 2003 w/ 6000 miles on it. I paid 38k for it (10k over list) but will sell it for 20k. It really is a nice car.

  93. Gringo, I don’t know, my lamborghini has been pretty good to me and a very fun car to drive. I think the reason lambos are so popular with stars/athletes is because there are no other cars that a young (youngish) guy can drive and not look like he is driving his father’s sports car. Ferraris and aston martin are older men’s cars. The R8 is a nice car but not in the same class (I would think the R8 is similar to the SL 500). Lamborghinis are here to stay!!!

    1. you will be ok in any hyundai cuz it has the highest crash test ratings in its class and is on tops with the highway safety institute.

    wife wanted to test drive it after their hamster commercials. she love the “thing” and at times would rather back my car out of the driveway to take hers. seen her do it this year when it was so cold. now that dedication.

    Wife doesn’t like those tacky navigation consoles and I don’t really give a crap about leatherette seats or heated seats, chrome trim, fog lights, and don’t care about big rims and low profile tires (aka shell out more $$$ when you hit a pot hole) not worth the extra 5k+ in cost IMO

  121. anon: me; I didn’t want to have to remember to bring the GPS with me on each trip to the car, and knew that we wouldn’t be diligent on removing mount + unit and storing in glove box each trip, thus leaving a target for a smash & grab in our lot. Of course, I bought a car used with nav built in, plus I liked the touch screen that I got.

    If I had a garage it would have tipped my calculus. That said, I really liked the Tesla sedan’s large screen on the dash.

    $4K is an exaggeration, no? I haven’t shopped recently. What’s the true increment for in-car? $2K? A little less? But agree it’s a big price difference, and harder/more expensive to upgrade map/hardware. But pros are non-trivial to me (as you can guess, I have in-car, but this was before standalone units became as cheap):

    1. Bigger screen generally.
    2. Better/easier integration, both physical attachment to car and integration with speaker.
    3. Less concern about theft.

I went to the hyundai “build one” website… you can’t get the stripped down version with 4wd, and the next level one up you can’t remove the nav system (2k) and it was like 26k. I’d love to get a car too but dogs and sedans don’t work so well, and volvos/subarus are for dorks!

  141. Buying a smaller SUV is always difficult. If you get the one you like, such as the Tiguan, and then get everything you want in it, you are already approaching or over 30K with taxes. At that point, I always think, well, for 6K-8K more, I can get a BMW X3, Mercedes GLK, Acura RDX, etc

    I never liked VWs before but have been looking for a small diesel sedan in a few years (torque is better than ponies for city drivin) and they’re about the only offering (335d not only costs more but has much more reg. maint). Might have to check that out but never wanted to conform to VW stereotypes though so I’m torn.

    On in-car vs. add on navs: I paid for NAV in unit on mine only because it was the only one in the color I wanted. Don’t regret it for a minute. I think it was around $1.7k at the time these days its around $1.2k. I also got an integrated satellite radio as part of this. Less aggravation for entering trips or fumbling with removing it from the glovebox & setting it up on windshield. No worries about suction marks on windshield making car a target. Dumb car manuf. tries to sell nav upgrades each year for like $300 but I just laugh at that (I rarely go to areas w/new exurbs).

    in river north:
    for mellow nights i have 2 favorites: Double A, and Curio. Double A is a speakeasy below Mercadito, and Curio is a speakeasy below Giltbar..I really like rebar at Trump too. (definitely not a speakeasy, haha ). Pre dinner i check out bernards bar at the elysian once in a while.

    On a more social night i’ll be out at Sable’s bar ( amazing cocktails ), Hub 51, occasionally rockit, if it’s summer time perhaps the rooftop lounge at the Wit, market, or vertigo.

    my favorite place in the city is probably still Violet Hour in wicker park..Amazing drinks and mellow atmosphere…there’s so many to list, wish i still had the free time i did a year ago!

    She wanted the third row seat thing and I was too cheap to buy her a Lexus or Mercedes. It is pretty nice but it just does not turn heads like the Lambo. Perhaps it will if I get out a chain saw and make it a convertible next spring.

    Bluebird is a def favorite of mine – have you checked out Hot Chocolate? I’m assuming you have as it’s right next door. one of my favs for brunch or dessert..Taxim underwhelms me for some reason, not sure why..
    though i like francesca’s, big star, and Rodan quite a bit. I used to spend most of my freetime in wicker park/bucktown when i was younger, still love it out there, but got tired of the hipster crowd after a while.
