This 2-bedroom coach house at 337 W. Armitage in East Lincoln Park just came on the market (this is the back alley entrance).

If it looks familiar, that’s because we chattered about it numerous times between 2011 and 2013.

Last time, most of you liked the property but felt it was overpriced (surprise!) when it was listed around $500,000 but thought it would sell closer to $400,000.

As you recall, the coach house sits behind a 3-unit building with entrances both on the back alley and towards the shared courtyard.

It has a modern interior, with a floating stairwell and cork and bamboo flooring.

One bedroom is on the second level with the second one in the lower level.

The kitchen has modern dark cabinets with Miele, Bosch and Subzero appliances along with a stainless steel island.

While the courtyard patio is shared with the other units, it also has a private rooftop deck.

The coach house has the features buyers look for including central air and washer/dryer in the house but it doesn’t have parking.

This coach house finally sold in 2013 for $430,000.

It has come back on the market 5 years later at $469,000.

Is it priced to sell quickly?

  1. Nice place, would make a great AirBNB if the HOA allowed it.

    Another poster in the previous thread in 2013 brought up a good point as to whether or not the basement bedroom can be legally called a bedroom. If the ceilings are not 7.5 feet high then it is not a bedroom and should be listed as a 1bd 2bth. But I highly doubt the realtor would change it even she knew.

    Lack of parking would suck considering street parking is not easy around there, but at least it has in-unit laundry, central AC, and a private outdoor space on the roof. Had Stanley’s and John Barleycorn not closed, I’d say this would be a perfect starter home for a Big10 bro.

    That 2013 bill seems very low. Did they pull a Pritzker and remove one of the toilets?

    19,959 appears to be the AV for 2013; and the bill was $3,151.81; the listing likely had the ’12 taxes, which would have been ~10% less than ’13, so seems right. They also had the HO exemption then, but do not now.

  8. I also enjoyed the old discussions. Seems like the commentary on the property got increasingly negative as you went farther back into the past.

    I’m surprised the 2013 chatter was as positive as it was.

    Those were the car crash days. Everyone wants to stop and look. When the traffic is flowing smoothly and prices are at record highs, no one wants to talk about it.

    If this slowing market results in prices falling, I’m assuming the readership of this site will rise again.

  10. Or perhaps part of is how boring and alike the interiors have become. You can’t tell one from the next anymore with all of the quartz, white cabinets and gray walls. How about finding some properties that have newer decor, but break that pattern for some interest?

  13. What I said about this unit on April 19, 2012 (pasted below) still seems valid:

    If nothing else, the photos posted by Miumiu reinforce just how ridiculously close the electric poles are to this place. They’re practically touching it. Seems like it could be a fire hazard, besides the obvious aesthetic issues.
