  1. Wonder if current owner knew what it sold for in ’02 when they bought?

    While this is not the “bad” part of Beverly, it’s sure not the “good” part either. And that’s before you get to life living on the tracks (yet really not that close a walk to metra, Actually, you’re not a close walk to anything, here).

    If this place were a little SW, they might have a shot at something close to this price.

    But I think this owner has been underwater since the day current owner closed, sadly. It is only a 2/1 after all!

  3. Chris is correct. The Metra is 1.5 blocks away. Nice area, just don’t want to go any further east. (Rule of thumb is to stay west of the tracks unless you go further south.) Good Catholic school right there. Also, since it is historical, your remodeling options are limited. I think it is a little overpriced for that are of the hood.

  13. House is on wrong side of Longwood. Premium for historical architectural value over-priced relative to neighborhood. House itself is quite small; many Griffin houses have smallish rooms and tight floor plans, making them difficult resales to buyers who aren’t motivated solely by architectural pedigree. Fact that a young bachelor-architect hasn’t bought this house as a restoration project suggests that house requires far more work and cost-expenditure than neighborhood can ultimately support. (Purchase price itself is relatively affordable, out of context of location and current market, for a “hobby-project”.)

    Griffin’s house exterior is attractive and apparently intact, but interior remuddled. Remember that beautiful renovated and move-in-ready South Shore prairie house? That house was a far stronger value than this house. We’ve toured plenty of unrestored stucco prairie houses with significant structural defects, water infiltration, and stucco failure; required work and cash outlay have always frightened us away. Sometimes only the wallpaper was holding the house together – not in our budget.

    Groove: We have friends who live in south Beverly near Longwood. Crime has spiked; their 7th grader was mugged at gun point while walking to school with a friend. They bought home fifteen years ago because area was reasonably affordable. Their house has been a money-pit of major repairs that don’t increase home value, and depreciating faster than a north-side house. They feel trapped. Not a strong endorsement.     of the cop buddies i know none of them like reading second city cop, they call it a whiny beytch fest blog.

    i love beverly i would hate to see it slip and lose value, and watch the homes go into disrepair.

  23. I wouldn’t have a problem living east of Longwood if the school in this area was on par with the schools west of Longwood, such as Sutherland. I concur that Beverly is an interesting area with many beautiful homes, but it’s really a family neighborhood and I wouldn’t want to move to a suburban-like area with mediocre public schools. However, for most people in Beverly the local schools aren’t an issue since the Catholic schools are the most popular choice.

    I adopt the “i can’t tell who’s a mook and who isn’t so keep my distance” attitude. Even tho I agree with you that at least a solid majority of them are good guys trying to do a good job (with an additional %age that are good guys coasting). But even you have to recognize there are too many mooks on the job.

    i think the old time mooks are slowly retiring and there are less and less of them each year. now their sons and nephews do carry on the mook torch. but from what i hear its less and less of the old timer thinking. My uncle when he retired said his era will be fading soon.

    one thing i do see is the young ones go in one way and after about a year are a totaly different person.

    I focus on the Abbatte-types and, much more importantly, his defenders. Also the mooks who think it’s a tragedy–for the cop–when a drunk off-duty cop kills people. *those* are the mooks we need to be rid of.

    The Burge-types and the old-gang-squad-types do seem to be more of teh old guard, but they’re an even bigger problem and won’t entirely go away w/o the good guys breaking down teh blue wall.

    unfortunately these are the mooks who are the most vocal. and I Know the ones who wont speak up against them in fear of what will happen.

    i could never work like that, my uncle pushed that i go that career route (probably would have been detective in 3 years) but its not my personality.

    Well, the not speaking up leads to the public’s disgust with the entire department, so they just have to deal with the fact that they can’t have it both ways.

    I mean, I understand *why* they won’t speak up, but am annoyed when they complain (like on 2dCityCop) about being treated like they’re one of the mooks, and get pissed at any suggestion that they’ll let crime run rampant if “citizens” keep complaining about incident X.

  32. Wouldn’t having to live west of the tracks to be in the “good” part of Beverly mean having to avoid Longwood Drive? It is definitely my favorite street on the southside (not that there’s much competition).

  33. It’s not going bad. . . . provided you don’t mind your kid getting stuck up at gunpoint and / or getting burglarized as you sleep. Hate on people (folks), but the boys in blue you hate so badly are 3K short of personnel (conservative estimate). That’s why “they” refer to Beverly as “Candyland”. Enjoy!
