  7. I think that the price is a bit optimistic however I lived right around the corner on the 1600 block of Grace in the mid 90’s. It was GREAT back then and I’d suspect that it has only gotten better. Someone will eventually appreciate this home in such a nice location and pay close to $300K.

  9. Someone should rename 2/2’s to 10/12’s because units like these are a dime a dozen. We will see this unit again in Feb’12 for $325k and then again in May for $299k.

    Agree with Jenny, if they were smart they would list it today for $300k, sell it for $275k and cut their losses.

  12. this place would be nice and i would consider it, if…….. and i may be the only one who thinks this

    – there was not a fireplace in the living room.

    – there wasnt a porn set in the master bathroom.

    – i wouldnt even want to see it unless the pics actually showed what the layout looks like. im done wasting my time. what ever happened to showing the unit diagram? you know some one has it available.

    You could argue these can be redone very easily and its aesthetics. However, those are big IFs for me. I wouldn’t touch it at this price. I especially wouldnt put any more money into this sink hole. I agree “see ya in February” and likely the February after next if they keep “Golluming” (did i just make that up?) this property.

  13. jp3chicago–agree you can’t beat the neighborhood. This blocks and those surrouding are exceptional.

    I am not the market for a 2/2 but I would take this any day over the living on Ashland or Belmont or some other busy street in teh neighborhood. There are not a lot of opportunities in the immediate neighborhood to get a nice 2/2 that is not on a major street.

    I really like that there is a separate bath and that big closet in the master certainly distinguishs it from a lot of other 2/2s. I’d say 325k.

  14. In full disclosure, I am the list agent of this condo. Thanks for taking the time to look at my listing and provide feedback. JJJ, the rear decks where power washed last week. They now look a lot better. I will try and update the rear deck photo. I also live less then a block away from this property and have for about 13 years. It is a great neighborhood, in an excellent school district. I think a lot of clients are looking for. Miz, I am sorry, but I can not remove the fireplace, but there are people out there who do put value in having one. I am not sure what you mean with your master bathroom comment. I have received a lot of very positive feedback about the master bathroom. Finally, the floor plan has been uploaded onto the MLS in the Additional Information section. Thanks.

    Glass block is RARELY, if EVER, your friend.

    And with a capricious market that goes “Hmm… stairs…” or “Hmm… why such small closets you have, grandma…” it’s probably not in your best interest to GUT/PAINT OVER EVERYTHING VINTAGE OUT OF YOUR 2/2 WALK-UP.

    If you have learned this, you may have sold your classic, vintage place. Only thing I can say about this? Nice kitchen. I could find the same in a million other places, though.

  17. I can’t speak too much on price, as I don’t have a clue about 2/2 in this neighborhood, but while the finishes seem nice, I don’t like the copious amount of glass block at ALL nor do I appreciate the kitchen as a hallway.

    I wouldn’t be willing to pay $350 for this, but someone may.

  20. @EB yah, that was my point about the comps for this all being on major streets. Would much rather live on this block than any of those busy streets.

    @Boiztwn- The big benefit of this place is that master closet. It’s huge for this type of property.
