  3. This building has limited amenities…just a small sun deck, doorman and tiny, tiny workout area (not room). So, why so high with the assesments? And don’t get me started on the taxes…!

  4. The windows are smaller than what I would expect from a newer building? Is this maybe because it’s a mid-rise construction instead of a high-rise?

  8. “Beautiful” is a word that real estate agents throw around pretty casually in their listings. I wouldn’t call this unit beautiful in any way. It’s incredibly dull. And I dislike the location, too. For this price, you could get a condo in an older Lincoln Park or Lakeview high rise right on the lake, with better building amenities.

  9. 1) I doubt with all those curved walls the 1500 sqft is anywhere accurate

    2) I hate balconies off of bedrooms, like I want to bring my steaks I just grilled through the bedroom

    3) bathrooms looks pretty rental quality

    overall this place is pretty bad, not shocking the price drops

  10. I just saw a FSBO listing pinned to the noticeboard at Caribou Coffee on Kinsbury this morning. 2/2, 1500 square feet = $440,000 + $45,000 for two spots.

    That’s quite a haircut.

  13. $1400 for ass + taxes for a rental quality 2 bedroom that needs some work. The bank will need to tighten the belt to get someone to take this bait.

    The hood seems ok and I always enjoy a good meal at The Erie Cafe.

  14. I agree with JasonM, but that’s me. I prefer a real neighborhood with some trees and quiet streets. To call the area this building is in a neighborhood is a big stretch for me (and I know people who live nearby so I’m quite familiar with that part of town).

  15. I saw 1301 a while back, it was a very pleasant space. The layout has the master on the east, living and open kitchen, and the two other “bedrooms” side by side after French doors from the living room, on the west. I like that there is no wasted space, but did think the kitchen (was not big enough) and baths needed some updating.

  17. Decent deal. Close enough to the downtown action but far enough to be in the neighborhood. Intersection may be a bit on the louder side. Nice dog/sun park right there, farmers market, 7-11, EBC, restaurants….

    If this does sell, comp killer for rest of units. $2500/mo rent IMO.

    This is bldg. is in west River North. Might as well be in River West proper where good public transport options (Blue Line, buses: 56 Milwaukee, 66 Chicago, 65 Grand) exist.

  21. Thanks X. I always forget about that Chicago Ave brown line stop over there (I always forget there’s one at Addison too). didn’t know about a north/southbound bus too, but it makes sense with Orleans right there.

    What makes a neighborhood in your mind? Trees and quite streets? In my mind, its a community where you know your neighbor. Here, if you make half an effort, you know your neighbors, neighbor’s children, and dogs? Plus, we are close to fine dining like Japonais, MK, etc… In some parts of Lincoln Park you have to cab to eat somewhere besides a pub, subway or some other dump.

  23. I like it okay. If it looks rental grade…wait a few weeks, buy it, and rent it. At first glance I’d agree $2500-2600 is about right, in which case you’d still need to work on that price quite a bit. But notice 1301 is listed as a 3-bedroom. If this could be rented as a 3-bedroom (perhaps with some very minor modification to doors/closets), that would put it at a huge competitive advantage. Right now, there are seven 3-bedrooms for rent in River North (west of clark). The cheapest is $3,500/mo (another 2+large den) and they range up to $6,000/mo.
