Get a 3-Bedroom Duplex Across from the Beach for $535,000: 1100 N. Lake Shore Drive

This 3-bedroom duplex in 1100 N. Lake Shore Drive in the Gold Coast came on the market in March 2022.

Built in 1980, 1100 N. Lake Shore Drive was designed by Harry Weese and has just 76 units, with many of them being duplexed units.

It’s a full amenity building with 24/7 door staff, bike storage, fitness center, party room, sun deck and on-site management.

The building has an attached garage with valet parking for both owners and guests.

This duplex unit has an “architectural” staircase with the living/dining rooms and kitchen on the first floor, along with a half bath and “secret” bar, while the 3 bedrooms and 2 full baths are on the second floor.

This unit has 9 foot ceiling and hardwood floors on the first floor.

The kitchen has wood cabinets, granite counter tops and white appliances. There’s a window over the sink in the kitchen, a rare feature in a highrise.

The primary bedroom is en suite and that bathroom has a soaking tub, a walk-in-shower and heated floors. Is that a window in the bathroom above the sinks?

It has in-unit washer/dryer which is on the second floor.

The unit does not have central air but it has wall unit heating and cooling. Valet garage parking is available.

This building is across the street from Oak Street Beach. The listing says the unit has western sunset and skyline views.

It’s near the shops and restaurants of the Rush Street corridor including the Ace Hardware and Foxtrot. It is surrounded by numerous bus lines and is just steps from the Mag Mile.

Listed in March 2022 at $615,000, it has been reduced to $535,000.

At 2160 square feet, is this a deal?

Matt Laricy at Americorp has the listing. See the pictures here. Sorry, no floor plan.

  1. The other unit currently for sale is something:

as to the feature, it has the feel of a suburban rental in the sky. Needs a thorough update, but…

  2. can you get it reasonably to the finish level of this (not necessarily what I would choose for finishes and, especially, layout, but…)

    for $150k?

I rather doubt it. So it’s a tough spot to be in as a seller.

  4. This place is a slam dunk for the disconcerting owner that looks to make a statement by having wall AC units with sophisticated chips as the focal point of their home

Kitchen sucks ass. While not a huge fan, needs to be opened up to the eating area

  5. What’s wrong with you? You know a real person owns this place and it may represent a huge part of their net worth/savings. You should be more considerate of others.

    You have a point.

But can we make fun of NFTs?

  8. Buying in this building with no lake view makes no sense. So did designing units in this building with no lake view. What was Weese thinking?

  9. The C tier is really nice, with lots of windows on three sides. The view is a nice city view. We considered a unit in this tier, but oddly the windows seemed to be placed very low. It was especially bothersome for anyone who was tall.

  11. I love the levels which are pretty rare in high rises at this price point. Usually $1 million+.

It has lots of windows and can be updated into a very nice home. Unlike Dan #2, I would prefer a west view here. Who wants to look out over nasty, traffic jammed Lake Shore Drive. You’d also never open the windows (do they open???) because of the gas fumes and pollution. Blah.

West view is quite nice here and it looks like it also has partial south views. Delightful. No other high rises nearby to block views. Can see treetops and twinkling skyline lights several blocks away. Love it.

With higher mortgage rates, don’t know what price it will take before someone buys it to renovate it. We will see.

  12. I like this place. The two levels are nice. One of the bedrooms can be used as a TV room, the other as a guest room, and then of course another as a primary bedroom. It’s almost like a blank slate, but still useable. The buyer could slowly upgrade the bathrooms/kitchen as their leisure while still living there.

  13. Ok – I’ll look at it again. I suppose if I want to look at the lake there’s a roof deck.

  14. My wife looked at the listing and said it’s too cheap for the space. There must be something wrong with the building. Anyone know if that’s the case?
