  1. Seems like a decent deal for the space. Could use some small updates, but seems to be well maintained. Familiar with the building and location. It is at corner of Glenwood and Bryn Mawr which are nice streets, but kind of busy (but not necessarily horrible) intersection as Byrn Mawr is a east / west through street to get to Lakeshore.

    Bryn Mawr is pretty far north in Andersonville and not really in the heart of the neighborhood, but for the money, being a few blocks away is a small sacrifice.

I walked past this building on my commute for about 2 years when I lived in Andersonville and I always thought it was perfectly located between the red line and clark street retail/boutiques, while maintaining a safe-enough distance from the crazy people/panhandlers on the corner of Bryn Mawr & Broadway.

    This unit checks off a lot of boxes that I’d want in a condo:
    -parking
    -two bathrooms (in case Jenny’s stomachpocalypse scenario occurs)
    -in-unit laundry
    -central air
    -some outdoor space
    -bedrooms that are actually decent sized (bigger than 10×10),
    -reasonable HOA fees spread across more than 20 units to soften the hit of delinquent owners’ drain on reserves.

    Not a deal breaker but the only thing that bothers me are the bathroom bowl sinks that every developer was obsessed with installing in the mid-2000s. They were ugly then, and they’re ugly now. That and jacuzzi tubs are a PITA to clean.

    Bryn Mawr is a nice street but driving through it can get tight in some spots, and outright dangerous when someone doesn’t parallel park close enough to the curb, or when an uber driver idles causing a jam that backs up to Broadway. The Helen C Pierce school caused so many jams, horn-honking, and subsequent noise complaints in the morning when parents would drop off their kids that they finally moved the drop off point on Gregory.

  3. Nice place at a good price. Agreed on the baths though, pretty bad. Easy enough to fix at this price.

  4. Built in 1907 + wood floors = potential for aggressive noise from upstairs neighbors. Due diligence is required before buying this unit unless you enjoy hearing heel-strike-heel-strike-heel-strike 500 times a a day. If the people directly above this unit have young children, the buyers of this condo should verify the sound proofing between floors and that the joists don’t squeak.

  5. I think a bowl sink can look cool if done right, paired with a cool looking faucet. I feel like I’ve seen good examples in some japanese and korean restaurants. But it’s totally a form over function thing and in a home I’d only do it in a half bath where it gets used for handwashing only. In a primary bathroom? Not so good.

    eg, I’m a guy, when I shave, sometimes hair gets on the counter. When I comb my hair, sometimes some comes out and gets on the counter. Same with the mrs when she brushes, sometime hair gets on the counter. With a normal sunken sink, you just brush it into the sink and problem solved. Can’t do that with a bowl sink.

  6. The look of this place, both inside and out, screams “rental,” even if it’s now a condo building. Also, it’s too far north to really be considered Andersonville, though it’s an easy walk.

  10. So M. Henry isn’t in Andersonville? Gethsemane isn’t either? Of course they are. But this gets to why I hate neighborhood names and try to stick to Community Areas. Edgewater is easier and no one can debate it.

  11. Fine, everyone disagrees with me about Bryn Mawr not being Andersonville. OK, maybe I was wrong. It’s north, but not too far north. I still don’t love this unit. But it’s so hard to find any decent sized vintage condos in the area, it’s a shame.
