    1 million plus for a microwave over the range?

    Nice murphy bed design, but what’s the point when it appears the room is useless for any other purpose?

    And, it appears you have a neighbor directly above your terrace always spying down on you…

    diagonal floors, crappy kitchen, lots of wasted space in the floorplan, and the location… yuck!

    but other than that I really like the place

    I would say this is overpriced especially to live above cvs…i wouldn’t pay more than $800k for it.

  8. I used to work basically next door (on Monroe and Canal), and had a co-worker who lived in this building, which was a great commute, I guess, but seemed awful to me then. I know the area is a bit more residential now, but it’s still a place I can’t imagine living — much rather have more of a commute and be in the West Loop, if I wanted to live in that area.

    Terrace is cool, but it does feel like the privacy might be compromised.

    I don’t care for the decor/style (among other things, bathrooms, sigh) and I think that is probably the reason for the huge jump in price since the last sale.

  10. Definitely needs decorating but might have some possibilities. Interesting layout and of course the deck is pretty great. Two-car parking included is nice to see; just last week I think there was a $4 million property on CC with parking listed at an additional $80,000. Something like that really bothers me.

  11. I expected more from the “professionally landscaped deck”. The big tree is on its last breath, and the rest are just potted flowers. Me and my little son did the exact same thing. Maybe we should open a landscaping business if this is all it takes…GoneFishin and son professional landscaping services. Specializing in people with lots of dollars but no sense…

    Yes. Yesterday I actually almost pressed the “submit comment” button after opining on the painting with the tricycle, the mickey mouse mask, the pregnant woman whispering, the faux crucified shirtless man wearing leather pants, the clown, all in the style of a 16th century Caravaggio; but there’s a prohibition on this site about commenting on decor, so I did not follow through.

    How many have trees on their patios? I’ve seen it maybe 10 times in the years I’ve been running this site.

    You know why?

    Most trees roots can’t live in a small container on a rooftop deck with our weather conditions. They aren’t protected from the cold enough unless you find a landscaper who knows what they are doing. Even keeping potted plants alive in the summer at on a rooftop is difficult.

    So I would consider trees to be “landscaped” in Chicago.

  16. There are probably also load restrictions on the deck. Potting mixes and pottery can get pretty heavy and too much water retention can dramatically increase the weight. They probably use a professional landscaper because they will take this into account.
