    Calling that a “Private roof top deck” is a bit misleading, Appears to be an open roof with assigned spaces Also going to suck ass having 10 condensers over your head

    Mudroom is nice

    Dont think this is a deal as unit just below is contingent at $670k

  2. It’s fine.

    Nice to have updated baths (but I think they are too much, yet not enough, white) and mechanicals, but the kitchen is still straight out of 20 years ago, and will likely need an update by the Buyer before they sell.

    Could live there for 10 years while a couple of kids go to Skinner–*if* you go to an office to work. Too small for two kids plus full-time WFH.

    ugh–2d bath in the entryway is terrible.

    At least the allocation of space to the primary is more reasonable than most.

  4. Yes, that mudroom/entry setup is sharp. I’m considering something like that, part of which will be a “secret” door that swings open to access the cellar (which is currently accessed via bi-fold doors which every kid who’s over feels compelled to place all of their weight on when removing shoes, etc.; have had a few close calls there).

  5. So is it really 1500 square feet? Good use of the space, if so.

    I like that it’s a 3-bedroom because, these days, people do want an office.

    Agreed about the kitchen. You could do a pretty easy “update” by painting the cabinets, putting on quartz and updating the finishes/lighting. This will cost decent money but not as much as a full renovation where you get new cabinets.

    BUT- #5E is under contract and it has the same original kitchen with the granite etc. So why bother updating the kitchen? It’s still selling without spending the money.

    West Loop remains popular. These units are cheaper than all the new construction that is nearby.

  6. Yes, the rooftop deck appears to be one big deck which several units all share their own “space.” Do you get up there in the elevator then?

  7. I also love the entryway. I’m looking at doing something similar in my mudroom.

    It bugs me that they did a stone surround on the tub, but then overmounted the tub. I bought an overmount tub accidentally for my bathroom remodel and had the remodelers exchange it at the last minute. It cost a small fortune to have one large stone cut out for the tub, but it was worth it. I don’t understand overmounting the tub after spending all of the money on custom cut stone. I think this would bug me to the point where I’d replace the tub and probably have to replace the stone in this instance.

  8. Actually, it looks like they kept the tub with its dated faucets. I would rather spend less and make the bathroom exactly what I want.

    I suppose I am weird in that I want a bathroom that fits me perfectly and am willing to go through the stress of remodeling to get it. On the other hand, I don’t care about kitchens as long as the cabinets don’t hang off of soffits. The cabinets in this place don’t hang on soffits, so I wouldn’t bother updating the kitchen in this place.

    They also did a nice job with the molding in this place.
