In my mind, some decent private outdoor space is what separates a townhouse from a condo. Unfortunately, this unit does not have any.
I wonder if they regret the wallpaper choice in the Primary. There’s a lot going on, I am not sure how anyone could sleep in there.
That part of Dearborn is really really lovely. A lot of vintage exterior buildings that have been updated so modern non vintage on the inside.

One major caveat. During the school year the Latin kid drop off and pick up is something to REALLY be OK with and AWARE of.

I don’t understand why the Beekman townhouses don’t get rid of the 24 hour attendant. It’s not really needed in 2023, is it? That’s a hold over from when the neighborhood was “bad” all those years ago. Can’t you just keep a gate, as some other townhouses have done nearby, but not pay to have someone literally sit in a little hut 24/7?
The assessments are much higher on those townhouses, as a result. Gotta pay good salaries to those attendants. The one you linked to anon (tfo) has assessments of $1255 a month.

It’s also 3x the size of this place (can’t count the basement, right???) with assessments that aren’t even double.
But yes, the doorman should go, and cut the ass fee dramatically.
