This 5-bedroom Victorian at 4358 S. Berkeley in North Kenwood came on the market in July 2023. (Sorry, I don’t have a picture.)

Built in 1890, this house is on a 26×124 corner lot. It doesn’t have a garage but it has a “private side drive” with parking up to 4 cars.

This house was renovated in 2022 and while it is a vintage home, none of the interior vintage features remain. The listing describes it as “designed to maximize functionality and comfort, blending classic and contemporary styles.”

It has California-style light laminate wood flooring throughout, a new grand staircase, custom lighting, skylights and a new gas fireplace in the living room.

There’s a separate dining room.

The kitchen is a “chef’s dream come true” with white and blue (or gray) cabinets, Bosch appliances, quartz counter tops, a waterfall edge on the island which seats two, a microwave drawer and a wine cooler.

    This. For $800k, its a complete no go and makes me question the rest of the work done.

    Inside looks nice (other than the questions the outside creates). Doesnt seem like there a lot of profit from a flip assuming its not a total lipstick on a pig

    Kenwood has some good, old-style housing stock, that’s for sure.

    No garage is a nonstarter for me, with Chicago Winters being as harsh as they are.

    Check out the streetview on how it looked before. Since it was an As-Is property before, I wonder if some flipper discovered problems after purchasing that ate through their budget and that’s why they didn’t do as much as they could. Roofing as siding, indeed.

  4. re: the garage–could get a serviceable garage built for ~$15k.

    Looking at the lot size and the sideyard made me wonder–this is another place (the houses on Grace east of Southport being a recentish CC feature) where the sidewalk is next to the street, even though there is city-owned land on the otherside of the sidewalk, too–the right of way of 44th actually goes right up to the south face of the building. So you’d want to not build a garage on that part.

    At least there’s alley access and room for a big garage.

    They should have at least went with Hardieboard. This isnt a 2 flat in Cicero.

  7. If you look at the Google Street View going back a few years this is how the back of the house was sided….with roof shingles. It’s something I saw a lot in the Bronx and Queens as a kid….more common in poorer areas because it is an effective and economical solve maybe? Current owners both chopped down the huge tree that was in the back yard and removed the second story of the back deck…which incidentally made it look as though it WAS previously a two flat. They should put some landscaping / stockade fencing back there to make the yard more private and useable.

    I like the reno despite there being nothing vintage left in it. I too wonder what is up. Doesn’t look like a flip to me . . why bother doing the reno that probably took a year to only get one year of living in it just to sell it for not a ton of profit relative to what you paid and put into it. I am wondering if this is just not a great corner.

    I have a car. I just don’t have the time like I used to to drive all over the city for pictures of one house here, and one house there. Back when there was plenty of inventory, I could get a slew of pictures in just one neighborhood. Not anymore. And most homes are going under contract within a week so unless I get there really quick, they’re under contract anyway.
