Built in 2005, in the “modern industrial style” which includes concrete walls and ceilings, 630 N. Franklin has 165 units and an attached parking garage.

The last time we chattered about this building, in 2022, it appeared to have a doorman. But there’s no doorman listed in the HOAs or the listing anymore.

This unit has a split floor plan, floor to ceiling windows, concrete ceilings and walls and hardwood floors in the living/dining area.

The listing says the kitchen was “gutted” in 2015 and has been meticulously maintained over the last 9 years.

The kitchen has gray cabinets, stainless steel appliances, and an island with seating for 3 which is open to the living and dining rooms.

The gold, modern light fixtures were, according to the listing, new in 2023.

The listing says there are “newer” window treatments.

The bedrooms have carpet and it appears the primary has an en suite bathroom.

There’s even a balcony, with city views.

The unit has the features that buyers look for including central air, washer/dryer in the unit and one indoor parking space is included.

This building has a Cross Fit in the base and is near shops and restaurants of West River North.

Listed at $549,900, that’s $74,900 above the 2022 purchase price of $475,000.

Will these sellers get the premium in this low inventory market?

    harharhar. maybe if they’d upgraded the builder-grade, 20-yo baths.

    I mean, there’s every chance they get it, but check the RF estimate on #911–lower than 2020 price. Zillow agrees. This one is nicer, but not nicer and then +10%.

    Also was listed for rent for $3950–indicating a rent-equivalent value of ~$499k.

    According to yochicago (we can say his name now, but I won’t), the building was originally planned to include 3-bed units, but I don’t think they actually built any–so they kludged the basic footprint to squeeze in more smaller units. Typical bullshit.

    Thanks for posting the floor plan chichow. I didn’t bother to look around for it.

    It IS an interesting layout, for sure. Lots of hallways which allows for a few extra closets, perhaps but also uses up valuable floor space.

    I like the floor to ceiling windows in this building and having a corner is key.

    Concrete ceilings were really in 20 years ago. What do people think of them now?

  7. Not sure on price right now as the spring season heats up. Not much on the market, even in River North. Most 2/2s with parking at 1200+ square feet are going in the $500,000s now (depending on the building, view, finishes).

    The new light fixtures really make a big difference. Seems more modern.

  8. Just looked this up and there are 59 units under $600k with parking and w/d. Some were still in the $300,000s so there are still deals out there.

    1011 suffers from having the sectional that is way too big for the space.

  13. Saw a unit in this bldg in late 2005/early 2006 when I lived in River North and was looking to buy. It was a dog then and can’t imagine it’s gotten any better. Interiors were reminiscent of a Soviet-era factory and the location was terrible. Not sure how you get any rest with the L on one side and constant traffic on Ontario for the Expressway on the other.

  14. Had a few friends that lived it. Lots of partiers from Spybar and such. After the Soundbar shooting I believe they added some security on the weekends. Not the best part of RN unless you really like clubbing.
