Get a 3-Bedroom with a Private Rooftop Deck for $460,000: 360 W. Wellington in East Lakeview

This corner 3-bedroom in The Wellington at 360 W. Wellington in East Lakeview came on the market in October 2021.

Built in 1959, The Wellington has 99 units and attached rental garage parking.

It has a rooftop deck and an on-site engineer.

The listing for this northeast corner unit says it was “completely rehabbed in 2017.”

The 2017 listing says it had new walls, plumbing and electrical.

It has hardwoods throughout and heated bathroom floors.

The kitchen has white cabinets, high end stainless steel appliances, stone counter tops, a white tile backsplash and a breakfast bar with seating for two.

There are built-ins in the living room, including a fireplace.

The unit does not have central air as there are wall units. It also doesn’t have in-unit washer/dryer.

Rental garage parking is available in the attached garage but according to the listing there is a short wait list.

However, this unit also has rare outdoor space.

According to the listing, it is one of just two units in the building with its own private outdoor space.

It has a massive outdoor deck reached via a half story staircase (see pictures).

The building is near bus lines and the shops and restaurants of East Lakeview.

Originally listed in October 2021 at $485,000, it has been reduced $25,000 to $460,000.

Will the outdoor deck make the sale?

Ryan Gossett at Compass has the listing. See the pictures and floor plan here.

  1. I’m sure the wall units not having Sophisticated Chips ™ Is holding this back

    Nice deck and good sf

Photography sucks, everything is stretched to an absurd level.

  2. I love how nicely finished and homey this looks. The substantial crown molding, baseboards, solid core doors, and built in entertainment unit really make this a standout in a building of cookie cutter condos.

Me too KK. The moldings and doors are standouts for sure. You don’t find that every day in a 1960s era building.

Just goes to show you what you can do to a square box if you put some thought into it.

    I wish it had in-unit washer/dryer though.

    What is that fireplace? Electric?

  4. Low floor of an unremarkable 50’s building that’s basically a 4+1 on stilts. This whole area east of Sheridan between Briar and Surf was ruined by generic 1950s and 1960s forgettable architecture. So sad.

Anyway, if you’re going to have to spend nearly $500,000 for a unit in one of these crummy buildings, at least let it be on a higher floor with a view.

Different folks, different strokes. You can’t get enough outdoor space to host a dinner party on a high floor with a view. For being a lower floor in a 60s era building surrounded mostly by (ugly) buildings of the same era, this unit has a pretty good view. Most windows face a beautiful historic home, and the home is only a few stories tall so is not blocking much light.

Agree Sabrina. It’s surprising we don’t see more condos of such caliber. Any idea how much the finish work in here might have cost? I can’t imagine it would have been that much given the relatively low price of the condo?

  7. The deck is bigger than most SFH backyards in this neighborhood.

  8. The design of that 3rd bedroom is brilliant. It’s an office which is also furnished as a movie watching room, with twin beds as a couch which appear to have the flexibility to be rearranged as a king size guest bed.

  10. Nice finishes, nice location, and even nicer deck. I even like how the resident was able to make eclectic furnishings cohesive. That’s what makes an otherwise generically updated 50’s condo interesting (see old photos).

I much rather a large deck than a spectacular view. If you want a great view, go enjoy the roof deck for a while.

The lack of w/d still disqualifies it for me.

The ’15-buyer/’17-seller appears to be/have been in the home reno biz, so I would guess this was a test case flip–that he asked $150k more (with ~$35k in tax+HOA carry) makes me believe that the work was retail price of under $100k (but likely not much under $100k.

  13. I assume you can’t put in a W/D or it would have been done as part of the reno. Too bad, b/c this place is otherwise pretty great and the terrace/deck is amazing.

  14. I admit I didn’t consider the deck in my review of this unit. You all make some good points about the value it adds. But still, hard to feel excited coming home to such a dull, tired building.

  15. The deck changes my mind about this age of building and I like the more intimate size if you are not buying someplace with a spectacular view. A washer/dryer in-unit would seal the deal.

  16. Love the setup & styling of the unit! Kid rooms looks great, as does the office/movie room. The deck is very impressive too, wonder if they have rights to expand it. You can setup a bball hoop and do some serious fitness on it. I would also love to get more of a garden setup.

The big issues here are not having in-unit laundry, rental parking, deck access through the master, and the general meh-ness of the building itself.

  17. General “meh-ness” is right, Rob. Reminds me of those anonymous office buildings on the Edens in the North Burbs.
