A 2-Bedroom Penthouse Loft with a Private Garage: 14 N. Sangamon in the West Loop

This 2-bedroom penthouse loft in the Art House Lofts at 14 N. Sangamon in the West Loop came on the market in July 2021.

The Art House Lofts were converted into 26 lofts in 1990.

It has attached private garages.

This penthouse is east facing and has 12 foot timber ceilings, exposed ductwork and hardwood floors.

The kitchen is open to the living and dining room and has wood cabinets, stone counter tops, an island and stainless steel appliances.

There’s a fireplace in the living room.

The second bedroom does not appear to have a window but it does have a skylight. The unit has 3 skylights in total.

There are 3 separate entryways that lead you to a private 264 square foot outdoor space that faces east over the skyline.

The private balcony is large enough to fit a table and chairs and a second seating area.

The loft has the features buyers look for including central air, washer/dryer in the unit and a “large” attached private 1 car garage which is $30,000 extra.

This loft is in the middle of all the shops and restaurants of the West Loop and just a few blocks from the red-hot Fulton Market neighborhood.

It was originally listed in July 2021 at $495,000 and has been reduced to $490,000.

With so many new apartments in the neighborhood, does this loft have to compete against new construction rentals?

Jesse Nocon and Leticia Marquez at MUV Real Estate have the listing. See the pictures here.

  1. One of the rare lofts I’ve seen that looks livable (full walls, no strange industrial features, good light, minimal piping ).
The 1995 era cabinetry isn’t quite working in here, but those could be refaced easily enough.

  2. From the listing:
“ Offering an East Facing 2 Bed, 2 Bath top floor condo in the heart of one of the city’s most authentic neighborhoods”

    Hmmm….what’s an authentic neighborhood?

Must have a Panda Express near by

  4. I was not interested in this place at all until I saw the strategically placed bottles of wine and wine glasses. OH, I CAN DRINK WINE HERE?? I’M IN!

Seriously, though, this place has a lot of potential. Needs some updating, but the price reflects that. Some drawbacks – it doesn’t appear that there’s room for a real dining table (hard to tell without a floor plan, though) and if your neighbors are out on their deck the same time as you, it could be kinda awkward.

  5. I stopped reading after “Second bedroom doesn’t have a window…”

  6. The private garage is nice. $50k-$100k in renovations could turn this into a pretty slick pad. That being said, almost any unit with wooden ceilings and exposed duct work will never be considered “luxury” imo.

  7. Authentic hood is an odd phrase to use. The wine photos are even more odd.

Overall it’s pretty solid to be honest. Love that you can sneak in motorcycles too.

I’m surprised they didn’t mention the shared rooftop in the listing. #405 sold for $498K, so this seems reasonably priced.

  8. Also contingent. Must show better in person as the photos sure don’t make it look “sun-drenched” – – quite the opposite in fact. Current owner has been there 10 years and isn’t too big into maintenance…The deck could easily be refinished annually by one person in one day and yet it looks like it is rotting away. This still looks like a pretty decent price for the location. sure hope no one ever climbs off the common rooftop and looks into this unit’s skylights.
