Get a 4-Bedroom Old Town Row House with a Garage for $1.25 million: 358 W. Wisconsin

This corner 4-bedroom row house at 358 W. Wisconsin in Old Town came on the market in September 2022.

Built in 1890, the rowhouse is on a 20×80 lot and has a 2-car garage.

For those old-timers on this site who have a keen eye, we have chattered about this row house before, 11 years ago, in 2011.

In 2011, it was listed as a 2-flat, with the first floor space acting as a 1-bedroom apartment.

It has 11 foot ceilings on the second floor and hardwood floors throughout.

There aren’t many vintage features remaining on the interior but it does have 3 working fireplaces including one in the living room, one in the dining room/kitchen and one in the main floor family room/living room.

It has skylights.

The second floor is the main living space with the living room, dining room, kitchen and a half bath.

The kitchen has wood cabinets with stainless steel appliances and an island that is open to the dining room.

It also leads to a grilling deck.

There are 3 bedrooms on the third floor, the washer/dryer and one full bath that is a jack-and-jill bathroom between two of the bedrooms.

The main level has the fourth bedroom, a second full bathroom, a small kitchen with stainless steel appliances and white cabinets and a living/family room. The listing says this level could be a nanny or in-law suite.

The row house also has a large deck on top of the 2-car garage.

There’s no central air, just window units.

This row house is near the Lincoln Park Zoo and the shops and restaurants of Old Town.

In 2011, it was originally listed at $950,000 and was reduced but never sold and was withdrawn from the market.

In 2022, it has come on at $1.25 million.

    Hard pass at $1.25MM. That’s a lot of money for location, a 2 car garage, FP, and pretty good outdoor space.

  3. Far too much for a place that is still a project.

    $1.335m, and I’d say it’s easily $300k nicer, even before considering that I wouldn’t trust what was and wasn’t done behind the walls in this place.

    And it appears to have some of its original features like crown moldings. You could restore all of that but it will cost you.

    I like what the sold unit did with the kitchen. It closed it off, partially, in order to get more cabinets. I know most people want “open” and the big island, but I like the separation of the rooms here.

    The fireplace mantles look to be the same in both units. I wonder if those are the originals?

  5. I think the $950k they were (delusionally) asking for in 2011 *could* be ok now with the half-reno, for the right, adventurous, buyer, who needs an in-law suite, but doesn’t have kids (Jack’n’Jill primary bath is a no go at this price point).

    With current rates, and the (not much of a) mystery of the mechanicals (it’s easy to assume the wiring and plumbing is 100% old shit), I’d *still* only want to pay about the $750k that everyone was suggesting was the right price in ’11, because I think it still needs $300k+ of work.

  8. It’s hard to strike the balance in rowhouses like this between keeping things neat and uniform-ish and empowering am HOA petit tyran.

  9. As lovely as the exterior is, you’re paying for curb appeal and location, because the interior seems tiny and cramped. Also, not a lot of 19th century charm seems to be left.
