Get a Loft With Your Own Private Garage: 1703 W. Terra Cotta in Lincoln Park

This 2-bedroom unit at 1703 W. Terra Cotta in West Lincoln Park is described in the listing as a “soft loft.”

1703-w-terra-cotta-_b-approved.jpg

It has 12 foot high ceilings and pillars which makes it pretty lofty to me.

The 7 foot high windows stretch the length of the unit.

It has the unusual feature of having its own private garage, entrance and front patio- almost like a townhouse.

The kitchen has cherry cabinets, granite counter tops and upscale appliances including Subzero and Meile.

  1. I like it. Price seems reasonable-ish in context.

Except the kitchen, which is set up for someone who *never* cooks–art above the cooktop (obv. not an issue for a buyer), no vent hood, micrwave opening over the cooktop, etc. For someone who never cooks, it would be fine–it does look nice.

  2. Prior sale was 6/21/96 for $240,500.

That bathroom sink arrangement looks difficult for two sink users, although any excuse to do ‘the bump’ is fine with me. Doesn’t that LR just scream for a flat screen above the fireplace? LOL.

  3. I used to live about a half block from this place. While not stereotypical Lincoln Park by any means, it’s a decent hood for sure. Right off Clybourn, easy access to any big box or grocery stores, pretty quick to transit although not terribly close, quiet and peaceful. Also right by Liar’s Club which is always an adventure.

  5. very odd layout, and i highly doubt its 1650 sqft unless they included the garage and the patio… what a strangely laid out place… that living/dining room is pretty terrible

realyy??? how about Humbolt Park or Englewood.

yeah, this place is in a weird pocket between Clybourn & Ashland, but its not miserable- and definitely not the most miserable.

  7. funny, i saw this listing and figured it was a CC-type property. Sure enough, a couple days later, it’s here.

It IS convenient for Costco shopping (and artsy movies at Facets). L and Metra are long walks (wouldn’t want to walk across the Ashland bridge).

I’m guessing schools are not particularly relevant here.

Like the patio and parking. I predict this will sell within 10% of current ask pretty quick.

Added bonus for sure. What a weird clientele that place attracts.

Tom i usually agree with you but will differ on this as i have been very miserable trying to navigate that intersection there.

  12. This is certainly a unique loft in a mediocre location. I agree with anon(tfo) that the ask is reasonable-ish and a good starting point for negotiations.

I imagine this will go for ~5-10% off ask to that one “special” buyer.

It’s bad during rush hour and on the weekends, but not out of line with most other north side 3 street intersections. Not nearly as abominable as Fullerton/Damen.

  14. Cool place, but relying on the bus for public transportation sucks.

  15. the location blows unless you are a drunk who shops at Aldi.

BTW, Aldi owns Trader Joe’s, so when you eat Trader Joe’s, you are really eating Aldi – which I find funny cuz no one at Trader Joes’ would even be seen at Aldi.

  16. Aldi doesn’t own Trader Joe. Aldi’s German owner is the brother of Trader Joe’s German owner. Both companies are privately-held. Plenty of architects shop both.

Dominick’s is a closer walk than Aldi’s. It is essentially across the street.

  18. Trades Joes sucks, all their “organic” foods taste like shit. Seriously wtf is wrong with people that they go out of their way to buy this garbage food is beyond me…

Hadn’t noticed that the frozen vegatables (for example) taste any different. Maybe I just need to pay more attention.

Or maybe you need to make better choices.

  20. PaulJ – you wish you owned Aldi, developed their expansion plan, or were able to realize that you spend excess money on non-store brands. But you didn’t. Keep up the hard work.

  21. “Or maybe you need to make better choices.”

probably… from experience stay away from organic chips & salsa, organic lemonade, and pretty much any sort of party favor fare…

Frozen vegetables are fine, but I prefer my GMO’s 🙂

  22. Why is the assessment so high? Is heat included? (Something I always avoid–I hate having to pay for my neighbors’ excesses.)

  23. Trader Joe’s has great frozen stuff, so I hit it once every other month or so to have stuff on hand for quick dinners that aren’t Hungry Man boxes. I’ve never been impressed with the veggies or meat selection.
Also have you tried those frozen veggie steamers (I get them at Dominicks)? Good stuff.

Back to this place – $340 doesn’t seem too high of an assessment for a larger, older building though I’d bug the board to get the driveways cleared in addition to walk ways.

  25. “Love how this is “Lincoln Park.””

Lincoln Park is one of the few areas actually defined by the City and the Western border is the river. So yes, it’s Lincoln Park. What else would you call it?

  27. I’ve seen this place and there is a vent and it’s right behind the stove-it rises up when its in use and then retracts.

  28. Still doesn’t explain the art on the wall – any stray splashes and its ruined. Also the odd placement of the microwave.

    Just to clarify:

“Trader Joe’s ……… is currently owned by a family trust set up by German billionaire Theo Albrecht, one of the two brothers behind the German supermarket chain Aldi.” Source: Wikipedia

Can’t say where they process that nasty meat and veggies, but it could be coming from the same plants. But as long as some hippies are working the check out, it must be cool.

  30. saw this place this last week, the second bedroom is the area behind the fire place, not a true room i’d say.
