The listing for this unit says it has been “completely remodeled.”

There are hardwood floors throughout, custom millwork, including a beamed ceiling, internal window, wainscotting and crown molding in the living and dining rooms and 9.5 foot ceilings.

It has the big vintage layout common in that era with a foyer and a sunroom.

The kitchen has white cabinets and subway tile along with Viking appliances.

The listing says the unit has Mitsubishi electric air conditioners, washer/dryer in the unit but no parking.

The primary bedroom is en suite with the bathroom having both a separate tub and walk-in-shower.

This building is across the street from popular Madison Park and within walking distance of University of Chicago and Whole Foods.

Listed in December 2021 at $685,000, it has been reduced $20,100 to $664,900.

    It’s just a number.

    $184.70 psf, at the ask. Offer $185 psf, subject to measurement, no backsies.

    Thus: $550k. (assuming 2969, I think it’s more like 2850, so ~$525k)

    No parking sucks, but it’s a nice looking reno.

    You see this a lot of older building – think the co-ops or large Lake Shore Drive buildings. At least this has a laundry room.

    And yes, on the square footage. Let’s just round it up a one bedroom apartment to 3600.

    Ergo this must be fake news

    I rather like the floor plan. The modern/vintage x-over looks terrible

    Unless the HOA paid for the splits, the fees are stupid (Cue Sabrina stating it’s $800/mo to heat this)

    Looks like they added a full bath there as other units in this “tier” in the building only had 2.5 baths and had a half bath in this location.

    Smart to make it a full bath though, even if you do have to walk through the laundry room to use it.

    Perhaps the building now has an app where you get assigned certain days and everyone knows who gets the spaces on which days. Otherwise, yes, it would be fraught with danger. I wouldn’t even agree to it in a rental.

  9. Something has come up so I wasn’t able to get to a new post for Monday.

    That’s okay as it is is really, really slow out there. Few new listings. So hard to run this site with inventory this low.

    Hmm. Since Redfin started running its social media-like “feed”, when I visit the site, it suggests places in my home zip and in Chicago (primarly neighborhoods I’ve focused on in the past). I’ve seen some cool places suggested in Chicago. Anyways, in my zip, I have seen a major uptick in new listing activity over the past week or so. Not sure why, or whether it will continue. Might just be a matter of there being enough people over the past month saying, “who knows where we’ll live if this dump sells for what we’re going to list at, but it’s just too much cash to resist so let’s do it”.

    Not on all my trackers for Chicago. Sorry anonny. And anything decent that comes on goes under contract almost immediately, even if I have a picture of it. Maybe things are slowing where you live. Chicago is more affordable than most major markets.

    It’s ~1268 sf–a 40′ diameter circle. I’d expect nothing that would fit those vintage monsters. But yeah, it’s not what I would want.
