    How are they advertising this as a 3Br? Yeah the potential is there but it has the potential to be a 4Br, 5Br… shady

    This is nice but could have been excellent. The island is way too big, and they could have done better incorporating the columns Vs leaving them as an eyesore.

    Nice rooftop deck, tho I like what the neighbor did w/ building a sunroom

    Losing a non trivial amount of coin after 3 years – ouch must have gotten burned from all the sizzle

  2. The deck is amazing, no question.
    I could never get past the cheap exposed duct work and oddly placed beams on the interior however. Like many lofts, this place reminds me of a partially finished basement in a suburban home. Particularly since there’s not a lot of natural light or views in this one.

  5. I’m going to modify my deck comment

    Everyones condenser unit is right off this deck – 12 condensers are going to sound like a freight train in the summer

    It looks like theres a dog “walk” area to pass thru to get to the deck. (Assuming that its a common stairwell and thats the reason its gated off from the deck.) And by common dog area I mean a place that they can piss and shit. Yeah for $1.5MM, I ain’t dodging my own dogs landmines nevermind other peoples dogs to access my deck This puts the Deck value at $0.

  8. $1.3mil can get you a lot of nice places around the city. But right now in this location not much is as nice as this unit. If you have to be here in in River North for some reason then this is all I found thats close.

    Too risky — ricochets. Also, aiming is a problem. I recommend a nice, light, area-fire weapon, such as a 20-gauge pump shotgun with #9 bird shot.

    The hope, of course, is that you’d never have to use it: The sound of a pump on a shotgun being worked is unique, and everyone will know what you have. Given that everyone also knows that it is harder to sew up shot wounds, they flee.

    What’s “evening”? You mean at 8:30 pm?

    Sure.

    Entire city was creepier during the lockdowns when no one was on the street. Now that there has been the reopen and tourists are back in the hotels, there are people walking on the streets, jogging, bike riding etc. again.

  16. We had dinner just a block east on Hubbard tonight and this area was hopping when we left at 9:30 p.m. (on a Tuesday night). Can’t imagine how noisy it must get on weekends.

    Anyone who buys here had better appreciate night life, because they’ll experience it even if they don’t want to.
