  1. This is one of those unfortunate pockets of the city with the right zip code and right neighborhood title that doesn’t really mirror the rest of that zip code and neighborhood.

    The walkability here is not great unless the busyness of Ashland and Diversey don’t bother you. Then, it is pretty much all chain suburban like establishments that you can get to on foot. Good luck getting downtown from here…it’ll require taking a bus (out of the way westward) to a blue line el stop (just traverse back southeast to to downtown). Or driving the omni-congested stretch of I-90.

  2. This is closer to 1700sf than 2000

    The FP flue routing would drive me nuts

    No bathroom on the main floor

    The key to selling this property would be to list the sf accurately and price it near the comps. I dont see a $70k premium for this unit.

  3. When driving between ELP and Colorado, we typically stayed overnight in Lincoln, Nebraska. If departing from this townhouse, we’d probably just drive straight through.

  4. The fireplace flue would also drive me nuts. I would guess that the window unit on the top is because it gets extremely hot up there compared to the rest of the house. It’s similar in my friends’ 4-story townhouse. I have also noticed this now that I’m getting ready to buy and touring townhouses. That top floor is unbearably hot in my places.

    The temperature on the top floor is always incredibly hot. You really need 4 HVAC zones in those townhouses.

  5. All the 1990s-era townhomes/condos on Diversey between Ashland and Damen are pretty awful, but this one is not as bad as most, maybe?

    Pretty sure that there is zero freight traffic on UP-North, but the point remains. At least it ain’t the el, nor close to a station.

    The reconstruction of the bridge that is coming soon, and there’s a good chance the embankment behind here will be worked on and a *certainty* that the trains will be running ~15′ closer to this place with the realignment of the rails. So there are some unknowns.

  8. Maybe the reason the price hasn’t kept up with inflation over the years has to do with people realizing what a horrible location this is. Diversey is so dull over here, and there’s very little of interest to walk to.

    And even though you’re right on the noisy Metra line, an actual Metra or L station is pretty far away. You certainly couldn’t walk to the Clybourn or Ravenswood Metra stations from here, and I’m stumped to think of a nearby L station.

    All the inconvenience of the suburbs, none of the charm or convenience of the city.

    It’s just under a mile to Paulina, and just over a mile to Diversey. I’ll even admit that a mile is “not close”.

    I like this part of NoCoCo the least, as it feels so cut off from everything by the RR, Menards and Landmark Village. And then what is sort of close is basically north Ashland and Costco.

  11. Nearest L is near Roscoe and the home is on Diversey. To me, that’s too far for walking on a hot humid day like this if my plan is to go to work downtown and not arrive looking like Ted Striker when he’s trying to land in Airplane.

    3 parking spaces, including 2 in a garage, is very unusual in Lincoln Park or Lakeview.

    Heck, getting a townhouse with a 2-car garage is pretty unusual at this price point and then you have a third space for guests? Nice amenity.

    cmon anon, just hop on the fast moving Diversey bus to get to the El to make your 5.5 mile commute to the loop in just under an hour… lol

  14. You can jump on the Diversey bus to the Brown Line and bus tracker cuts down on waiting outside. But let’s remember that not all people care about being close to a train, such as anyone who lives in this immediate area. But a bus to El is not a fun commute.

  15. It took me 40 minutes at 1 PM today to get from Damen and Diversey to Milleni Park. Could have been less if the Washington bridge was not closed, buy there is always some diversion.

    I think the townhouse is nice for the price. The next owner should switch out the loft window unit for a mini split. I could almost live here.

  16. I disagree with the location being bad. You can’t walk to a lot of establishments but you are close to Roscoe, LP, LV, Bucktown, Logan and Avondale. 90/94 is reasonably close. It would probably suck living over here if you didn’t have a car, especially in the winter. Otherwise, I think the location is pretty good for the city and the positive of not having a lot of businesses over there is that it is quiet and keeps some of the riff-raff away.

    Most likely they now work in Fulton Market or River North or even in the tech companies on the north side. Heck, I know some working in Park Ridge.

    My point was that the chatterati always gets it wrong- on prices, where people work etc. They always assume EVERYONE works in the loop. They don’t although it’s a big job center. I never said it wasn’t.

    Thousands of people are working in Fulton Market now sonies. Things have changed since you lived here. They keep building new office space there. I hope they put in a Metra station there as that would help.

    West Loop/Fulton Market also needs a second bus line. The 20 just doesn’t cut it anymore.

    Plenty of people I know don’t work in the loop and wouldn’t care if they were near the subway so this townhouse works just fine, especially with 3 parking spaces.

    I have friends who have bought townhouses simply because they had a two car attached garage. Lol. It’s pretty rare at his price point to have 3 spaces. Wow.

    Her point was simply that not all people work in the loop. Sabrina wasn’t implying that it was any easier to get to Fulton Market. City workers like teachers, firefighters and police officers don’t all work downtown and they’ll drive to work.
