  1. It’s kind of meh to me and I like this area. I don’t like being on the second floor and I also don’t think that 1450 square feet should have to support 3 bedrooms and 2 full baths. It makes for small rooms and little living area. While it does look maintained well, everything looks very 2001 – oak floors/trim, track lighting, ceiling fan, cheapish doors, worn deck, hollywood bathroom lights, tile…

  6. $300,000 for a three bed, $225-$300 for 2 bed depending on location, age and fixtures. This nonsense where a 3 bedroom condo goes for as much as a SFH – those days are over.

    So, what you’re saying is, a run-down place in a fringe area will go for those prices? Sure.

    Can’t speak to the subject properties precise location, and the sq ft is tight for a 3 bed, but it looks pretty decent. $400k doesn’t seem crazy, and given the current ask, I imagine they’ll be willing to close in the high $300’s. This is not a run-down place, and it’s not a fringe area. So it strikes me as a reasonable deal.

    Do you think that *everyone* who wants to live in the city of Chicago desires a SFH? Were I to suddenly begin making $1 million/year or won $20 million in the lottery, assuming I remained in Chicago, I wouldn’t even look at SFHs. Well, I suppose I might take a quick look at some places in a tiny section of the GC and ELP, but I’d be highly disinclined to live in one. Not everyone longs for the suburb-in-the-city midwestern experience.

    what you desire is not what most desire; and the value in a sfh in the GZ is usually in the land, which is why SFH are more valuable than comparable mccrapbox condos.

  11. This seems like a nice enough unit, but I think there are some things that are going to hurt it selling for over $400k. First, the building is pretty ugly. Second, the open living room/dining room/kitchen (especially one this small) finally seems to be going out of fashion. (Thank god!) Lastly, those mismatched cabinets are just odd, especially being seen from the living/dining area.

    Nice location though!

  13. The place is a little dated, but the location is A+. I think it is reasonably priced for the space and location. It is literally right off Damen near the Five Corners so it is in the heart of bucktown/wicker park. It has a building buffering it from the El too, so the train noise shouldn’t be too loud.

    Poorly done, small, mccrap box open floor concepts are going out of fashion. The build them like that to save on materials and to disguise small rooms.

    However, separate rooms also suck too.

    Surprisingly enough, this weekend I was in some attached housing from 1977 that had a 600 sq foot 1st floor. The living room was open to the dining room that kind of flowed into a kitchen. Small, but surprisingly well laid out. Sort of an open floor plan, but more flowing than anything, especially being that small.

    My point being is that there is a nice happy middle ground between totally open and totally seperate.

    I fully agree. There are many possible setups that are a happy middle ground between one big (or in this case smallish) room and many small separate rooms. In my place, we have a separate living room and an “open” kitchen/dining room separated by an island/breakfast bar. Works well…people don’t have to see the kitchen from the front door or living room. Even sitting at the dining table, you can’t see the dirty pans from making dinner. One big room can even work if it is big enough and there are defined spaces and a flowing floorplan, espcially if you have to turn corners from room to room can be excellent.

    This open kitchdineliving room in a small ill-defined space is not ideal.

  16. I think $409K is an appropriate list, and that the unit will ultimately sell for about $370K. If it had garage parking, I think it would sell for about $10K higher.

  17. I would much prefer to have the kitchen separate from the rest of the house. I couldn’t afford such a set up in my current location. I like having separate rooms, but that requires more space than I can afford in my desired area.

  19. Can anyone please tell me what is on the window in the last two pictures of the kitchen that is not on the other pictures of the kitchen? It looks like a plate is stuck to the window with the bottom of it facing the room….

  20. WTH? It is a weird looking object and why has it vanished in 2 of the photos? Some possibilities:
    – A huge sticky toy in shape of a plate
    – A really tiny UFO

    Awesome. Only on Crib Chatter can UFOs somehow come into the mix when discussing properties.

    I really should find some pictures with an apparition. I saw one in San Francisco on the MLS once. The listing agent literally said something like, “the fuzzy object in the bedroom picture is supposedly a ghost.” So cool!
