As for the rest of the place, awesome view indeed… didn’t really need 15 pictures of it though to start, but the place itself is pretty bad, not sure I’d be ok with paying 3200 a month to live here even with 20% down
OK, so no laundry, which is a hassle. But what would this unit with comparable views cost in NYC? SFO? Seattle? Boston? It (and this city) is a steal, plain and simple.

Yep, Chicago is a bargain.
I dated a guy who lived here back when I first moved to Chicago. It was a rental then. I watched the Berlin wall come down (on TV) in his apartment! His roommate’s girlfriend was Eastern European (don’t remember which country) and she was hugging me and crying tears of joy (I barely knew her).
The point(s) of this story? a) I am old b) “The News” can occasionally be happy and c) This building probably should have remained a rental.
That view, though… Gorgeous.
Nice stabbin cabin for the suburban set. They’ll be stuck hosting gatherings for their friends till the end of time.

That stretch of Clark is pretty blah at street level. It should be so much more happening over there. Does anyone recall seeing a proposal for a Clark St. Street Car line that would reactivate Clark as a major pedestrian oriented thoroughfare?
Finally, a condo where the assessment goes for amenities: pool, doorman, tennis courts, gym, yoga, sauna, Jacuzzi. Seems like a lot of the recent Cribchatter places have double the assessment and none of the amenities.

I can chime in on this one as I looked at a few here. Sure this one is upgraded quite nicely, but is it worth $400K to me–nope.
My recently purchased 900sqft with an enormous balcony, arguably better city views (closer, but no lake), a unique layout (den nook), in-unit laundry, a MUCH nicer pool deck / workout facility, and above an L station / grocery store goes for $50-$60K less…
As noted this would be 1.5M in Boston, SF, NYC, etc. though We have perhaps the best housing dealing in the top global cities. Recent articles put us as the only in the top 20 or so if I recall that was not in bubble mode (although all these luxury RN places are going to skew the market a bit).

Liz- I saw that cook-top and all I could think of is grease and cooking oils splashing all over the place, including onto the floors in the living room. Anyone who cooks knows that splatters go FAR.

I guess the realtor doesn’t think anyone knows what the lake looks like. But I think the place is really nice. I can see a bachelor or a bachelorette lawyer buying this place. Under a grand HOA that includes everything? I don’t know why parking is the biggest deal to people. If you choose to live here, you don’t need a car. If you need a car, go live in Lakeview in the Southport corridor. But coin laundry would be a deal breaker for me. I can’t send my laundry out, nor can I have our housemaid do mine. I just can’t.
This is a great option for a single person..though really not worth the ask. I do agree that the cook top is problematic, (people who design kitchens should actually have cooked in a kitchen) and the laundry would the shits..can you put a laundry in?
The worst thing that I can think of is that it scares me are that these “older” buildings which were converted from rentals most likely have very thin walls. That is fine for renting but if I am going to pay this much for a one bed I don’t want to hear my neighbors and I don’t want them hearing me.
I like the kitchen in this place. That looks like an induction range, which is cool. Not everyone likes to cook. I literally have not turned on my oven/stove for more than a year (excluding the time my puppy jumped on it and turned on the gas accidentally). I had a friend stay with me for a few days recently and felt shear panic when he mentioned possibly cooking on the stove or oven. Cooking smells are unbearable to me.
This is true Jenny. So many people, particularly singles, don’t cook. I remember the Sex and the City character, Carrie, used her oven for storage. Of course, she didn’t eat either. She weighs about 50 lbs.
Nice looking unit, and the building seems to have all the amenities people seek. Personally, I’d want to be a few floors higher to clear those buildings across the street, and I think $400,000 sounds like a lot. I also am not sure, but there used to be a home for mentally disabled people right next door to this building, and often you’d see them out there smoking and looking a bit odd. Not to sound too obnoxious, but this can’t be a selling point.
I actually like the rest of the kitchen, it fits the space. However, the cook top sucks.
I have no idea what you would eat if you never have turned on your stove for over a year, but hey, to each their own. And actually more and more young people are learning to cook and liking it…(Food Network has to take a lot of credit) so they are really limiting the market with this.
Also, a two bedroom corner unit in the building sold recently for the same price, so they are going to need to cut it.
Willing to live 10 blocks farther north? You can get a 3-bedroom with a balcony and lake views in a mid-century for just $449,000 (price was just cut nearly $40,000). And there’s no home for down and out people next door.
