Get Skyline and River Views for Just $425,000: A 2/2 at 405 N. Wabash in River North

This 2-bedroom in River Plaza at 405 N. Wabash in River North came on the market in September 2023.

Built in 1977, River Plaza is a massive building with 678 units and attached garage parking. It was converted to condos in 1994.

It’s a full amenity building with an indoor pool, 24-hour door staff, a meeting room, a business center, a sun deck, a fitness center, on-site management, and a grocery store.

This unit has “breathtaking” south and east exposures with both skyline and Chicago River views from the 41st floor.

The kitchen has wood cabinets, granite counter tops, stainless steel appliances and a breakfast bar.

There’s a separate dining room space.

The unit has a primary suite with a walk-in-closet and en suite bathroom.

It has some of the features buyers look for including central air and deeded garage parking is $35,000 extra.

It doesn’t have washer/dryer in the unit, but some of the other units DO have it so it appears you can add it. Does anyone know? Or are the washer/dryers left over from the apartment conversion?

This building is next to Trump Tower and the Wrigley Building. You have access to the water taxi, Wendella boats, endless buses and subway lines. The shops and restaurants of Michigan Avenue and River North as well as the Riverwalk are steps away.

Listed in September 2023 for $474,900, it has been reduced to $425,000 plus $35,000 for the parking.

Is this the perfect property for those who love skyline views?

Matt Laricy at Americorp has the listing. See the pictures and floor plan here.

    Dont buyers want new?

Nice but a bit dated P-A-T. Is RN a draw for this crowd any more?

Could work for a ST corp housing

Credit to the agent, looks like hes putting for some effort to try and get this sold

Unit 5004 might have murdered comps/equity in this building

  3. I thought it was in teh condo dec that no one was allowed to make even nominal dollar ‘profit’ on a unit. TIL!

Soooo…What is misleading in the listing? Floorplan says the second bed is “Living Room”. Does seem that the SF is about right–except that the listing sez:

    Bedroom #1: 33×35
    Living/dining room: 36×41

Pic 31 isn’t from the unit–compare to pic 30 which does seem to be. Why embellish that? View is great, if that’s what you like. What’s Pic 32 there for? Water taxi?

Baths are straight outta 1994. With current costs, and high rise premium, that’s what? $75k? to bring current.

Redfin has an incorrect unit as the prior listing.

I did not want to figure out the correct room sizes so I just went off of what they had listed. Lol. But it’s clearly not correct. It seems like they may be including the entire bedroom suite in some of the listing sizes???

    I don’t know. It’s a mystery.

  6. property taxes seem really high for 1250 sq ft. I checked the cook county property tax portal it shows an estimated value of 639k. Property taxes are so screwed up here.

  7. Hey Ken:

I changed your user name because we have already had several “Dans” and it’s too confusing.

  8. One of the nicest units I’ve seen in this building, but no outdoor space and those high HOAs aren’t selling points.

  9. Cloased Jan-24 for $440k with the parking. No mortgage.

Mar-00 price + CPI would have been $621k.

    + C-S = $616k.

    Woof.

  10. Thanks for the update. Like I said, downtown is still struggling. That housing bubble was BIG.

  11. March of 2000 wasn’t the bubble.

If they’d sold in ’06, they would have made a bunch of money and left someone else holding the bag.
