  1. With the HVAC & Windows, they might be breaking even. I thought WT was HAWT?

Looks like a nice place. Is Chicago Ave that much of a negative?

  2. “they might be breaking even.”

    PP + CPI = $636k.

    PP + C-S Condo = $623k.

And it has been improved since them. Hmmm.

  3. Every house has to be maintained. It’s part of the deal.

There is absolutely NOTHING on the market right now. I’m surprised this isn’t under contract already.

I’m having a terrible time operating this site with the limited inventory.

  5. Every house has to be maintained. New windows, new HVAC, new furnace, new washer/dryer. It’s what everyone has to do.

  6. Words

HVAC & widows failing w/in 3 years should have been noticeable at purchase and reflected in the price paid.

Comparing dropping $2500 on a new W/D with a $15-20k HVAC replacement or $XXk widow replacement is flat out stupid

Most buyers aren’t thinking, “gosh, this property is 20 years old and in a few more years I may be stuck with replacing some things.”

I wish it were true, but most don’t think into the future. However, I DO know some people who purposely sold 15 year old condos because their subzero was getting older and would eventually have to be replaced for a pretty penny and they didn’t want to be the one to do it. Lol.

Sucks to be them and my sympathy meter is pegged at zero for people like this.
