  3. The floorplan is quite nice, but upon seeing the interior, it is surprisingly bland… If feels as though 1990 called and wanted it’s architect back.

  4. I think the interiors of the first one are nice. I can’t tell if Laura is being sarcastic or not about the appliances–but unmatched appliances don’t bug me. They can easily be replaced.

  5. I love the layout of the 3br units. Unfortunately I don’t know why they decided to paint the circular wall a very dark color. It really seems to try to put a dim on all the natural light coming in through those windows.

  7. Unmatched appliances bug me in a place that presents itself as “luxe” and wants me to pay for them.

    For the original prices of these condos, I’d have expected Italian cabinets and matched, built-in, premium appliances like Bosch or Miele.

    Laura – This type of kitchen your expecting in newer construction will cost you closer to 400-500 per square foot or around 650K – 700K

  10. Right- these were never built as “luxury.” You get normal cabinets and non-stainless appliances.

  11. marco, I can pretty well put a luxe kitchen with fine cabinetry and appliances in my own condo for way less money than $400 a sq ft., especially working with such a small kitchen. I sure as hell won’t give a developer a 100% or more mark-up on every Bosch appliance, Grohe faucet, and running foot of granite or cabinetry.

    Which is why I want an untouched vintage so I can do it myself. My dream is a pretty vintage that has been occupied by the same elderly lady since 1958 and hasn’t been touched since it was built in 1928.

    The developers have had a great time throwing up “luxury” condos, stuffing them with Home Depot-grade cabinets and mid-line Frigidaire appliances, and marking up every drawer pull and faucet handle and cabinet door 300%.

    Welcome to the last 7 years of new home construction just about everywhere in the country. I am sick and tired of all the complete BS about building costs skyrocketing, especially in the single home construction and conversion sectors where steel and concrete play a much smaller role. Lumber futures on the CME are no higher than they were 15 years ago!!! Copper? what is that maybe 1.0% of construction cost for a typical home? The vast majority of developer cost increases throughout this cycle have come from mark-ups. I’ll cut a little slack to the highrise developers of the past 2 years as many of those costs have shot up, but for the most part you are just paying grift to the financiers, executives and gc’s of this bubble.

  14. I live across the street from this building and have seen several of the units. Nothing luxury about it at all. Rooftop circular edifice is just plain ugly and, generally due to weather and wind, unusable. Screen doors in many of the units are off track and no one seems to be able to figure out how to replace/fix them. The architect was the same as my building (Papageorge et al.) and I can only figure 421 was a project of some novice uninspired architect at the firm.
