  4. Absolutely beautiful except for the assesments. I have yet to find a decent duplex in a high rise with assesments under 1k. Such a drag… Still seems a bit high at ap though, 750 perhaps? Def 2k sq ft.

  11. I had to scroll back to the top to see if I was still on Crib Chatter and not Curbed NYC…
    Absolutely spectacular penthouse…no matter how long I searched for something I did not like, I could not find it. Well, didn’t really care for the DR chandelier then I noticed the owners were taking it with them.
    Now everytime a lame butted real estate agent gives some foul reasoning for not listing sq ft or a floorplan, we can, as a group, type in the link for this utterly fantastic unit. And it is next door to my favorite building which had the penthouse available as well. That one doesn’t even compare to this one though. When can I place an offer?
    I even LOVE the furnishings, which is something that NEVER happens, no matter which city I am in!
    Did I read right that this is an agent owned unit? And it is a short sale? Hhhhmmmmm….
    Regardless…I am speechless….This is what ALL downtown Chicago condos should aspire to be!

    The person that wrote that profile *did not* ever attend Yale Law as a traditional JD student.

    I’ll assume she meant LLM, which would make sense. Considering she couldn’t even get that right it’s a safe bet she never attended any non-profit law school in the US.

    Nice pad. Isn’t it WAY too nice for that building though? What kind of shape is the bulding in? It would be a shame to buy this place only to see all the other owners walk away over the next two years.

  28. Now THIS is beautiful! Lovely modern architecture and the very apex of Big City Glam. Everything is perfect here.

    I’m really surprised that it can’t fetch at least $1.4M. $895K seems cheap.

    If this place can’t get at least $1M, then the high-end market is very weak indeed. But of course it has to be weak- there are very few people who can afford this on any terms, and jumbo financing has dried up, now that the high-end defaults are beginning to cascade. These big foreclosures will cost the lenders far more than the subprime did.

  30. Its small but I too would have thought this would fetch a million. Its on a great block, great views, a real terrace and high end finishes.

    Oak plank floors are more uniform if you get white oak (tan in color, not reddish) and rift or quarter sawn (which costs twice as much as builder quality plain sawn). Also, for a more modern finish use a water based stain, not an oil based stain.

  33. Small rooms but awesome terrace. Fun in the warm months too intimate in the winter. BTW the dust bunnies and hair would be tended to by the maid. At 895k+ few owners are doing their own cleaning!

You don’t need to be a millionaire to own this place, just a 300kaire which exists quite frequently, but most of the younger people that this place would appeal to for some reason like buying huge houses in the burbs instead, can’t say I blame them if they plan on raising a family… Wells Community High school is one of the worst schools in the city

  36. I don’t understand how ppl think this is a small condo at 2400 sq ft? There might be a slight difference in their measurements as they round up or doen to the nearest foot….even then though, this is not a small unit. Look at other 2/2.1’s, you are lucky to break the 1200 sq ft mark.
    Having bathroom (even kitchen islands) that are elevated on legs makes the cleaning easier and maintenance issues such as leaky pipes, would be easier to spot with out the base going all the way to the floor.
    In both of my places, all cabs/vanities/islands are raised at least 6″. I have never experienced any sort of cleaning issues.
    The uniformity of the flooring is the result of a high quality product and professional installation. If you have deficiencies on either component, you will see all of the flaws. Oak floors are the most difficult to lay properly but when done correctly the end result is perfection.
    I did receive the floorplan from the agent representing the cool penthouse two buildings down…and while it was a very unique layout, it does not compare at all with this unit. I just trashed the floorplan but if you contact the agent, he will forward it to you.

You have a beautiful park just west (with an awesome farmers market on Sundays) a ton of amazing restaurants everywhere, East Bank club a 10 minute walk to the south, tons of high end art galleries & furniture stores to the east. Transit to every part of the city is easy from this location. Trust me I live a block from here I know 🙂

    Buy it but only if you can stand living there for 8 to 10 years. I’d bet that whoever buys it will love the place. The neighborhood will be fine it is a short taxi from RN or OT but there are some great tradeoffs. When it is time to sell it will continue to be a seriously unique and interesting space. I’m sure that it will need some updates in 10 years but on any 10 year home you are really only buying the template and not the exact finishes. In this space that is interesting. Look at all the positive glowing cc blogs. How often do you see that many happy responses on this site?

    I’d say that if you can afford it comfortably at least go to see the space. The price will be dictated only by the sellers immediate needs. No one can really guess that sense of urgency.
