Historic 1891 Landmark Greystone Sells: 2823 N. Pine Grove in Lakeview

We last chattered about this 5-bedroom landmark greystone at 2823 N. Pine Grove in Lakeview in August 2011.

No surprise, but back in August some of you felt like the list price was too high. You felt you would need to get it much cheaper in order to do the full renovation work it required.

Listed in August at $850,000 it recently sold for $750,000.

If you recall, this greystone was built in 1891 on an extended 22×197 lot.

The listing (and the assessor) said it had a 2-car garage.

The house had 11-foot high ceilings and some of its vintage features.

There were two fireplaces.

4 of the 5 bedrooms are on the second floor with the 5th on the third.

The listing said to “bring your architect” so you can “build your dream home” but there was a new roof.

  2. Hate to still the topic, but I would like to ask the following question since we have many experts here for Chicago Real Estate market.

    Question: if a family with 2 kids (1 and 4) can afford $1M house in the city, where should they buy? How about $800K budget?

  3. I love this house, and it’s one of the prettiest blocks in the city. Its about 50-100K more than I thought it would have sold at, but if they can get the whole project done for 1.25 Mil (including purchase price) or less I think it will be a good long term purchase.

    BTW, while we’re on the topic of old chatters, any idea what happened to the old penthouse with the huge terrace at 220 Walton? I saw it being shown as under contract on redfin recently but now it seems like any records of that have been removed from the internet.
