Historic McCormick Rowhouse Sells in Under 2 Months: 925 W. Fullerton in Lincoln Park

We last chattered about this 5-bedroom historic McCormick Rowhouse at 925 W. Fullerton in Lincoln Park in May 2011.

925-w-fullerton.jpg

See our prior chatter here.

At that time, it was listed $183,500 under the 2006 purchase price at $899,000.

None of you guessed the ultimately selling price but many of you thought it was a nice property. Some of you didn’t like the location near the Red Line el stop and right on Fullerton.

The house recently closed for $893,000.

Built in 1890, the brick rowhouse was on a 23×120 lot.

The listing said the rowhouse had been “restored”.

The kitchen was eat-in with white cabinets and Viking, Bosch and SubZero appliances.

The master bedroom was on the second floor with 3 other bedrooms on the third level. The fifth bedroom was on the lower level along with a family room and bathroom.

It had central air and 2-car parking.

Did this sell fast because it was priced right?

Ian Schwartz at Coldwell Banker has the listing. You can still see the pictures here.

  1. These are beautiful townhouses outside and in, but no way I’m paying $900 K to live on Fullerton just a few houses down from the L stop. Then again, I value peace and quiet more than most people.

  2. Fullerton is a quiet zone. This is a great place, in a great location. Historic. You may not value living here but someone else with a lot more money and a lot more taste than you does. Congrats to the buyer. They’ll love it!

El noise could drown out the two-boys noise, so it might just be about tradeoffs.

  7. It’s looking more and more like the 2001 pricing is a good guideline for today’s buyer. I though this place would be immune from the full impact of the market adjustment. Shows you why I need to read more CC. Wow, a lost decade.

Groove, at what price point would you put up with that?

i can get the same and better *view on the internet 🙂 but nothing can save my sanity from hearing that everytime my windows are open which is a lot for us we like fresh air even if its frozen air or humid air.

all said everyone does have a price and i honestly cant say mine.

but if you were to say i can have it for 400k but i cant flip it and have to stay 10 years, i can easily find a good shrink and derek rose skull candy for cheap 🙂

You must be referring to the DePaul students on their way to class. That’s my alma mater and I, too, used to commute by this building every day on my way to the music school (before changing to business/economics). Anyway, I currently live with the L train chimes, along with the occassional freight train and Metra train. It’s annoying at first but you do zone it out after a while. And the tradeoff, of course, is the convenience to the station…it would suck to be near the tracks and not near a station.

any less would be beneath me (pun intended)

the occasional low flyer airplane i can deal with but zoning out the train bongs will be a bit harder to swallow knowing i have to cut a mortgage check for a million dollar place. now that sound wouldn’t be bad if i was paying 750 for rent with a future of a non-bing bong quietness.

“it would suck to be near the tracks and not near a station.”

it would also suck to pay 850k to hear bing bong for three colors of train lines!!!
