We last chattered about this 3-bedroom top floor vintage unit at 3144 N. Sheridan in August 2012.

Many of you liked the unit but thought it would be too noisy living on Sheridan.
It didn’t sell last year and is now back to try again.
If you recall, the building, has to be one of the original in the neighborhood as it was constructed in 1914.
The living/dining/sunroom has several sets of French doors, a wood burning fireplace and crown molding.
It has its own laundry room, measuring 5×7.
The unit also has a new marble master bathroom.
The third bedroom is currently being used as a den and has a wet bar.
The kitchen has a combo of black and stainless steel appliances.
It has central air, but no parking. That is available for rent next door.
You can’t miss the spiral staircase in the vintage dining room, however. It leads to a 27×33 private rooftop deck with, the listing says, “lake & harbor” views.
Unit #2A, in the same building, has been on and off the market since March of last year. It is now under contract at the list price of $440,000. But it doesn’t have the rooftop deck, of course.
This unit has come on the market for about $10,000 less than it was listed for when we chattered about it last year, at $549,900.
With little on the market, and no competition from the unit below it, will this finally sell quickly?

Beautiful unit, and I love the deck. Maybe I could deal with the lack of parking and noise from the buses.
Neat place, and I love the vintage details, but having that small kitchen so far away from the dining room would make me nuts. I like to entertain, and even when it’s just us, we’re not the type to eat dinner on the coffee table in front of the TV. The little table in the kitchen makes it seem more claustrophobic, and hauling stuff into that dining room would be annoying.
Beautiful apartment in a great location, but it is still overpriced by about $100K, even though it is well-located and has rooftop access.
The kitchen is old and fugly, also. I note there are no pictures of the baths, and I’m guessing they aren’t all that “showable”, based on what the kitchen looks like. And, while this is a very spacious unit, it looks more spacious than it really is because of the way it is configured, with a lot of wasted space in the gallery.
This is a nice looking unit, save for that kitchen. I would take it for the rooftop deck and redo the kitchen but the price is going to have to fall. I do agree the dining room is too far off from the kitchen and have no idea why people shoe horn small tables into small kitchens in an effort to make the kitchen “eat in.”
Odd third bedroom/office, with the wet bar in it. Who wants to walk into the office to make a drink for themselves of for others during a party?

Lovely place–so elegant and richly detailed. Nice sunroom–would make a good kid’s playroom, visible to most of the house, but could be shut off from view if need be. There’s a wet bar off the study–love the idea of snuggling up with a drink and a book. Hauling up a spiral staircase to enjoy the deck is a drag, but the view is so worth it.
I want that roof deck!
It’s hard to get a feel for the space minus the traditional furnishings and bold paint colors… other than that, it’s a charming building, top floor and that roof deck! But lack of parking could be an issue… hoping this doesn’t go for another 6 months so we can take a look once wife graduates grad school & we’ve got 2 incomes again.

No parking is ok if you can rent next door but for $200-$260? Ouch
No evidence of an elevator, either.
Saw this place over the weekend.
The good: the roof deck is fab; really nicely done, in great shape and even larger than it looks in the pics. The place is beautifully maintained, the vintage details are well-preserved and the bathrooms are up to date.
The bad: The kitchen needs work. You could live with it in its current condition, but you probably wouldn’t want to for too long. Spiral staircase up to the rooofdeck is kind of awkwardly placed in the dining room. Parking is across the street or two buildings away on Sheridan (the parking situation is somewhat mitigated by the fact that there are 2 or 3 temporary parking spaces in the back of the building – so you can park there while you unload the car, or load up the kids, etc.)
The ugly: A whole lot of stairs – 3 flights – probably an issue for most people with kids (especially if you rely on an elderly or getting-close-to-elderly family member for child care). 3rd bedroom is tiny. It’s currently set up as an office with a wet bar in what used to be the closet. If you wanted to use it as a bedroom, you couldn’t fit anything bigger than twin bed in there.
It seems like it should be marketed (and priced) as a two-bed. The market’s crazy right now, though, so it will probably sell close to (or even over) ask.
