This 3-bedroom in 56 W. Huron in River North came on the market in November 2018.

This is a boutique new construction building with 11 units and a parking garage.

It doesn’t appear to have any amenities or a doorman.

All the units are 3-bedrooms.

Designed by Studio Dwell, each unit has in-unit elevator access and floor-to-ceiling windows.

They each have a large private terrace.

The kitchens have quartz counter tops, Ernestomeda cabinetry and Gaggenau appliances.

There are European white oak floors throughout.

All three bedrooms are en suite with Grohe and Toto.

It has central air and washer/dryer in the unit.

Developers have been building condos with more bedrooms due to demand from families.

Are these bigger, new construction units still what’s hot in River North?

  1. I was expecting this to be a lot more expensive. I will say that the assessments are probably not sustainable at that level.

  3. I just thought I would take a novel approach to the postings on here and not suffer from debilitating sticker shock when I see the listing price. I’m not crazy about a second floor, but I don’t know what is wrong with the location.

  4. new building and no doorman or other frills. I expect the HOA shouldn’t rise too much for the next few years.

    I also like the floors. still keeping with the NOW trend, but it is a lighter shade, which makes the unit look brighter.

    With that said, I still don’t like condos without a view.

  5. Not a bad place, however I wouldn’t trust the photos to reflect reality. It looks like they really played with the photos

  7. I wonder if being on the second floor means hearing all the other residents go in and out of the garage just below day and night.

    Nope- not paying $1.2 mln for second floor, especially with no doorman or any other amenities that I can see.

    Assessments go up by floor.

    Top floor unit assessments are almost $1,000 a month.

  10. I like a lot about this unit, but reserve judgment about the noise, views & light on the 2nd floor. The pictures appear to be from the 6th floor (based upon elevator labelling) or possibly higher!

    There already is a significant (and I think appropriate) discount in pricing and fees for this unit. The unit is about 200 sq. ft. smaller than all of the other full floor units, but the 4th floor unit (which is the most similar comparison) is priced $300K higher and has assessments that are about $160 higher (roughly half of that reflects the size difference). A key issue will be what goes in next door.

    Regarding assessments, the website now shows them as $727/month on this unit (contradicting the listing). I think they can definitely cover maintenance on the elevators and limited common areas with the approx $130K in annual total assessments on the 11 units; but even though there shouldn’t be any repairs in earlier years, a prudent building starts immediately with covering the share of expected building element replacements.

  11. Happened to be able to answer my own question, as I found myself on this corner later today. The space at NE corner of Dearborn and Huron is a little green space now. Nice to see!
