How Hot are the New Construction West Loop 3-Bedrooms? 1109 W. Washington

This 3-bedroom in The Hayden at 1109 W. Washington in the West Loop came on the market in June 2020.

The Hayden was constructed in 2019 and has 28 units and a parking garage. It has 38 foot wide floor plans and a doorman.

It has, apparently, supplanted the nearby Illume as the hottest building in the West Loop.

The building originally sold out from the developer, including the $4 million+ units, which set a new price point for the neighborhood.

This listing says this is the first resale of the popular “A” floor plan which is 3 bedrooms and 3.5 baths.

It has 10 foot finished ceilings along with a massive open concept living/dining and kitchen area.

The kitchen has custom cabinets, Subzero and Wolf appliances and slab quartzite counter tops.

There are 7″ wide plank floors throughout.

The unit has a 275 square foot private terrace.

The listing says it has Lutron shades and Crestron Home Automation.

It has the features buyers look for including central air, two car parking and its own dedicated laundry room.

The listing says this unit has never been lived in.

It has come on the market at $2.499 million, which is $584,000 above the July 2019 purchase price of $1.915 million.

Will it get the premium in the COVID-19 market?

    Staging & a floor plan would help immensely, especially if your looking for a +30% return in a year

  3. Will be interesting to see if West Loop can maintain its premium now that most of the tech jobs offer remote work. Restaurant proximity will always draw people to the area. The restaurants will have to survive the next year in order to maintain that appeal.

    Aside from the windows and balcony doors, the exterior shares the same quality perception of a loft building with units 1/4 the price.

    If you’re set on a condo why would you be searching in this price range without penthouse in the filter? So many cool penthouses with character and private roof decks at this price point.

    Kitchens running on a trend that’s about 5 years old now. Reminds me of a fast casual burger joint, all it needs is some more wood accents and a menu.

  7. Nice looking unit and large. I like the fixtures and interior wall selections. Still, for me, this is a lot to pay to stare at brick walls out of all my windows. Or into other buildings’ windows. Not everyone cares so much about this, however.

    Location is great. You could easily walk to work in the Loop from here, and the neighborhood just keeps getting better. However, I’m sure I could find a unit in the area with more open views and sunlight for this kind of money, so I’m guessing price will go down.

    How many doorman luxury buildings are there in the West Loop?

    1000 W. Washington has a doorman which is why a lot of tv actors bought there. It was the only building before the Illume and now the Hayden.

    I only know of 3.

  12. Looks like you clear many of the neighboring buildings (obv not north across Washington) on the 5th floor:

    That said, same developer is looking to build 15 floors at 19 N May, so the SW views (which is what it looks to be from the D tier) will likely be compromised.

  13. I see nothing here that merits this being the “hottest building”. Location is B, views are B-, unit itself is B-. There is hardly a green patch around, way to much concrete. Is this really a “panty-dropping unit”? If everyone is working remote and using the internet, who says you need to live in the “hot” West Loop to get laid? I guess this area is a micro-location for getting supermodel-wannabes to screw because they won’t go to LakeView or West Town.

    I had a post go into the approval folder last week. About a year ago (possibly longer), a LOT of posts were going for approvals. I switched the email address I used and the problem resolved for me, but I know there were a couple of regular posters who left (or stopped posting) because their posts weren’t displaying without approvals.

  23. 10 years from now this will sell like the huge unit in Gold Coast at 1.3 million based on sq footage in good neighborhood. This building won’t be anything special in a decade. The neighborhood will not be hot and the quality of the fixtures will fade.

    No one knows, do they?

    What’s hot at one moment in time may not be 10 or 20 years later.

    The city just approved another nearby building by the same developer. Can be up to 15 stories. Will also be luxury units. Will have 58 units. They’re opening up a sales center shortly.

    So developers are still betting that this neighborhood remains hot, at least over the next 2 to 3 years.
