If at first you don’t suceed, try, try again: 749 W. Wellington in Lakeview
This 2-bedroom unit at 749 W. Wellington in Lakeview has been on the market since last February and has been reduced several times.
The listing was recently canceled and then re-listed- at a higher price. I’m assuming the price change now includes the parking (and before that parking was “extra”.)
Here’s the listing:
Sunny bright & spacious vintage rehab w/ high ceilings, hrwd floors, s/s appliances, eat-in kitchen & rear deck. Split floorplan allows privacy from one BR to the other. Tasteful decorative touches include decorative antique fireplace, light sconces & custom painting.
Lots of closet space and separate storage. Fantastic location – close to El, shopping, restaurants, nightlife and the Lake. Deeded Gated Prkg included.
Michael Loizzi at Coldwell Banker has the listing. See more pictures here.

2004 price with the parking seems fair. Its a nice place in a great location, even if the assessments are a bit high.
No real opinion on the place, other than to say that some of these listings are a real window into other people’s lives: the inhabitant of this place, for instance, is so Obviously Male that this place is practically “frat-y”;
I get the same “frat-y” feeling from the listing 2 blocks away on Broadway: http://cribchatter.com/?p=5162
I sorta feel like a sociologist…!
I’d drop it to 250ish to compensate for the lack of central air and cramped kitchen.
Agreed. $250-275k is a fair price, but nobody is paying $300,000 for this place.
With the high assessments (for the sq. feet and type of building) and lack of central air, I agree this is a bit high. But I wouldn’t be surprised if the seller took a bid in the 250-275 range.
It seems to me that current asking prices are increasingly high-balls and realism is creeping into sellers who are feeling the pressure to sell. The bid-ask spread is widening…
