We’ve chattered about this 2007 construction mid-rise at 845 N. Kingsbury, the Village Pointe, in River North several times before when flippers were attempting to flip in the building.

Now, one of the units actually ON the “Pointe” is on the market.

At 1700 square feet, it is among the largest units in the building.

The unit has two walls of floor-to-ceiling southeast facing windows in the living/dining space that run the length of the unit to the point (so the living space is more “v” shaped).

You can also enjoy the 20×7 balcony.

Additionally, the condo has a unique feature for a newer construction buildings at this price point- an actual laundry room with storage (and not just the washer/dryer stuck in some narrow closet.)

  1. If the balcony is so impressive why aren’t there any pictures of it? I think an impressive balcony would photograph better than the laundry room.

  2. I was just in this area over the weekend, does anyone know what that god awful ugly massive building just south and west of this place is called?

    Also, this place is in an “interesting” part of town, i’m sure the views are quite spectacular from the higher floored units, but this one is only on the 2nd floor 🙁

  3. Is it really so hard to take decent photos of a unit? It can’t be that expensive to hire a decent photographer or at least invest in a good SLR style camera.

Sold for 437,500 with parking in 2007, asking 439K plus 30K with parking somebody help me understand this price? 2nd floor did you say, did they mark this place up for commissions hoping someone would get them out of their mistake? Seems like a lot of people are doing this with their list prices who bought 2006-2008 doesn’t it?

    The area is OK, but not that great. Square footage is nice but with that V shape I am sure some of it is probably dead space.

  5. No spectactular views from the 2nd floor. The only view that comes close in facing east and seeing the skyline over “little-hell.”

    Consequently, where kingsbury splits from larrabee is a nice little neighboorhood – especially on the kingsbury side where its soo quiet. Still 4 blocks walking to anything though besides Motel bar, Globo-gym (DBG) and Japonais.

    I’d say this is slightly elevated pricing given parking is not included and the other inbuilding and nearby comps.

  8. Dan, agreed. There’s something to be said for acid-washed or highly polished concrete floors. This, on the other hand, is just undone. Not chic.

  9. True loft = A unique cool look
    New construction ” loft” = A low budget feel

    Like the designnof the space but there is a public housing project right east of that parking structure. That is the buzz kill for me!

  10. Is the assessment a little high considering it does not include heat, a/c, electric, cable, or internet? It’s a nice unit, but how exactly did it appreciate in value from June 2007?

  14. The WIC closed down a year ago. That property is owned by a developer who plans to build two smaller 4 story condo buildings which will finish out that part of the street nicely. Its 3 minutes to Dominicks and the new Whole Foods. Actually, quite close and no traffic because you can go down Halstead to Whole Foods.

  15. The laundry photo is a good idea. Its such a rare commodity in the city. I’d pay an extra 10K for a real laundry room. How nice to be able to store stuff and just close the door.

  21. @ Sonies–that would be the ‘newer’ of the older montgomery ward warehouse buildings on the river. they’ve turned that into multi-use–seems to be working out well. nice river walk, too.
