Built in 2009, the 7000 square foot house is on an extra large 41.5 x 120 corner lot.

It has a 2.5 car heated garage which is attached to the house through a lower level tunnel.

There’s an elevator on 4 levels.

The house has several private outdoor spaces including a 700 square foot garage roof deck with an outdoor fireplace and ceiling fans.

It also has a landscaped side yard.

The house has 4 wood burning fireplaces along with 2 laundry rooms and 2 mud rooms.

The kitchen has white cabinets, a big kitchen island and stainless steel appliances.

Four of the bedrooms are on the second floor with the other two in the lower level, which also has a recreation room and game room.

The third floor has a “bonus room” which is carpeted.

The listing says you can walk to the Brown line, shops, restaurants and the Cubs from the house.

Graceland West, which is west of the Graceland cemetery, is in Lakeview even though it is north of Irving Park Road.

The lots are larger than the standard Chicago lots in the rest of Lakeview which means larger homes can be built.

Originally listed at $3.5 million in May 2019, the listing says it has been “under a re-do the past couple of weeks” and is now ready for the market.

It has been reduced to $2.789 million.

Can this neighborhood support homes at nearly $3 million?

  1. It can support a few because some specific people live in the neighborhood. Jon Lester for one. ie a Cubs player on a big contract who wants to be within walking distance but wants a little quieter than Wrigleyville or SoPoCo. Very small market…

  2. For the size of the hood, and it’s somewhat odd location, it has quite a few $2.5m plus homes.

    Top sale in the hood was Joan Cusack’s 2007 sale of 4223 Greenview for $4.66m. That buyer sold in ’13 for $3.8. But that house is on 6 standard lots–it’s at least $2.5m of dirt.

    Top sale I find easily of something less than a ginormous lot is $3.8, in ’16, for this new build ($1.35m lot price):

    It’s on the west side of Greenview, so it has the nice deeper lot, making it the side, but not the width, of a double standard lot.

  3. So they fluffed and buffed the place (refinished the floors and painted) and cut the price $700k? That’s HAWT!

    The prayer corners a little odd, might need a few more crucifixes

    The seemed to have removed most of the vintage and are left with something. Perfect place for a Cub

  5. What is the point of having such a massive expensive house with so little yard or outdoor space or view of anything? I can imagine this place lives like a massive prison in the winter time. Your best outdoor space is literally a deck on your garage with Im sure a beautiful view of the alley, and the space around the garage which is fenced in… brutal

  7. I like it. And that’s one hell of a gator deck. Jenny needs to resurface to weigh in on the religious zealotry (or maybe these folks are Black Sabbath fans?). Heads up to whoever frequents the room featured in pic 30 – that tp roll might not make it through your next sitting.

  8. I look at a house like this and can only think that it is for multiple generations of the same family to occupy at once or it was built to offer the option to subdivide into condos at a later date. TWO laundry rooms?! Whut?

    If I had a 7000 sf house, I’d have two laundry rooms. Ok, maybe a laundry room + a laundry closet. One upstairs, and the other in/off the mudroom–somewhere to dump the vacation laundry, if nothing else (and there are a lot of other reasonable elses).

    What’s crazy is how tiny the backyard is with a 160′ lot. Don’t love the broad front lawns on that block, as I prefer my outdoor space more private. Not that I wouldn’t accept the tradeoff.

    It also has two laundry rooms, upstairs and basement. With the upstairs one have 2 sets of machines:

    if one was adjacent to the master suite or on the same level as all the other bedrooms, that would be one thing. That is not the case here so my “Whut” still stands.

  13. I think this house rocks, really well done inside, i dont mind not having a yard, the semi covered deck is awesome and would feel great to not have to be surrounded by alleys. price is another matter not my market.
