This 4-bedroom in the Aztec at 305 W. Fullerton Parkway in Lincoln Park came on the market in September 2016.

The Aztec was built in 1916 and has 16 units with an elevator.

It fronts Lincoln Park and is also just steps away from the Lincoln Park Conservatory and the Lincoln Park Zoo.

This unit is one of the big grand units that would have been built at that time, with an entry foyer and a gallery.

The 4 bedrooms are all big and are all en suite, with one of them having a jack-and-jill bathroom.

The master suite has a large bathroom with heated floor, separate shower, a bubble jet tub and a custom walk-in closet.

The listing says the kitchen has been “rehabbed” with white cabinets and Viking and Subzero appliances.

This unit has features rarely found in vintage apartments including central air and washer/dryer in the unit.

The listing says there is a live-in engineer in the building and valet parking is available nearby for up to $290 a month.

Most of the new condo construction has been focused in the luxury market.

Is this one area of the market where there’s too much inventory, and not too little?

  1. Nice unit and good location but I hate how all of the woodwork has been painted over. Lots of money for a place with no outdoor space and no included parking space either.

  2. There is indeed a 9.1 month supply of condos above $1 MM in Lincoln Park. Like I said last night…it’s not just one real estate market.

  4. Probably the same idiots who are willing to pay $3.25+ a sqft a month for rent right?

    As for the place, no deeded parking sucks ass and while the place itself is nice enough, I wouldn’t pay that much to have someone live above and below me. And the finishes are nice but I wouldn’t call them luxury… outdoor space isn’t that big of a deal, the park looks to be right across the street

  5. for the price, i’d expect the other 2 bathrooms to be renovated as well. not sure why they wouldn’t do this as they look dated compared to the rest of the place.

    I uber-pooled with one of them yesterday. Northwestern Grad, works in HR for a big tech company downtown. Redfinned her Evanston mansion after she left and it sold for $1.4mm. Her engagement ring looked like it was worth about what I gross in one year. It made me very thankful that my girlfriend is Dutch!

    really? the profile fits but why the heck would someone like that use uber pool? Maybe uberx, but uber pool? The saved couple bucks isn’t worth the hassle to me.

    I was thinking the same thing afterward, seeing as how her time, per hour, would be worth a lot more than mine. But it was raining that night so there was a 2.5x uber surcharge. Makes it a pretty hefty fare from Gold Coast to Evanston. Rich people can be just as frugal (or penny wise, pound foolish) as us normal class folk.
