This is a corner 1-bedroom with the largest 1-bedroom floor plan in the building at 925 square feet.

This unit was renovated with, what an old listing says were “$70,000 in upgrades” before the 2012 sale.

Older listings said it has modern white cabinets with Ernestomedia white corian counter tops and Gaggenau & Liebherr appliances.

There are 4 inch plank hardwood floors throughout.

The bathroom also has modern finishes and a walk-in shower by Antoniolupi.

It has the features buyers look for including central air, washer/dryer in the unit and there’s rental parking in the building.

This will be the third sales transaction since the renovation.

Originally listed at $295,000 in April 2019, it went under contract once, but came back on the market and has been reduced to $278,800.

That’s well under the 2014 sales price of $325,000 and even under the 2012 sales price.

  2. 240 units in a 1972 building, with a pool and 24/hr door people, means a staff of about 14 (door people, janitors, and maintenance staff). That, plus heat a/c, is why the HOA is nearly $1,000/month.

  3. It’s fine for what it is, but the updates are now 7+ years old and look it both in style and condition–check out the cabinet doors in the kitchen!

    And what’s with the tv in the bedroom, in line with the headboard? Do you drop a chair right in front of the doorway, and watch from there??

    Is it me or have the comment threads gotten a bit thin therse days?

    I get the HOA. TBH, this isn’t a bad deal at all for location, size , and finishes.

    Yes. The better the market, the less people care. This has been going on for years. Housing prices have soared in some neighborhoods. They are building a dozen luxury buildings. There are record number of properties selling over $3 million in the city. The city is booming.

    People want to watch the car wreck.

    If, or when, home values fall again, suddenly people will return and complain about how “expensive” everything is.

    Are the gloss white cabinet more au courant than cherry or maple? Sure, but that’s a low bar.

  10. Even if fully closed, the dishwasher appears to no longer be flush with the other cabinets. This is correctable however.

    Sorry – This seems like a waaaay better deal than the one anon (tfo) posted.

    The common laundry gets me though. This ain’t NYC. You don’t have to settle for that unless you have your heart set on an older high-rise in the gold coast.

    This is definitely a good pied-a-terre option. Perfect for someone who has a weekend home or a kid in grad school a Loyola law or Northwestern law / medicine. Rents on new construction 1BRs far exceed the all in cost of ownership of this one.
