Several of you have mentioned this 5-bedroom Queen Anne at 1935 N. Lincoln Avenue in East Lincoln Park in various threads before.

Off and on the market for 6 years (!) it has been reduced about $1 million from its original 2005 list price of $2.229 million.

The listing says the vintage house has been renovated.

The kitchen has custom cabinets, granite counter tops and stainless steel appliances.

It has 12 foot ceilings and a rooftop deck.

3 bedrooms and a den are on the second floor with the master bedroom on the 3rd floor.

The home also has skylights and 2 fireplaces.

Built on a 24×125 lot, it has central air and a 2-car garage.

The listing says it is “positively the best deal” in Lincoln Park/Old Town.

Now listed $555,000 under the 2003 price, is this finally a steal?

  1. Holy crap – this is such a great deal – it blows that other place on lincoln park west out of the water. Not only is it several hundred thousand less, but the maint. costs and taxes are going to be several thousand A MONTH less. Good God – this is unbelievable. The fact that it hasn’t sold is a real testament to the fact that nobody is buying anything!!!!

    Those are all nice places, but I wouldn’t say they are in the same neighborhood, from a general sense, yes, but in reality no. One’s in Park West, the other in perhaps Ranch Triangle and the dayton propery is a different neighborhood. If you are a city person, a 3 block radius becomes your hood. I would say Ranch Triangle is the most desirable becuase of the high concentration of SFH which means less congestion and traffic.

    Yes, from the pics and listing it’s a great deal albeit your’e on Lincoln Ave.

    All things considered, absolutely (assuming there are no electrical/plumbing/structural issues). It’s right on Lincoln, which is not ideal, but that point of Lincoln isn’t as bad as a few blocks north(northwest). I can’t seem to picture what immediately surrounds this place, which might be a factor as to why it’s not selling. While it’s obviously a great “deal” at the current list, were I able to afford it, I can’t say that I would buy it.

    As for the two properties linked by Clio: (1) We’ve discussed the one on Arlington – I love it, the location is fantastic…but there’s no parking (it’s also smaller). (I’m almost glad that I’m not yet able to afford such a place, because if I were, I might be crazy enough to buy it, despite the lack of parking). (2) The place on Dayton is by no means in the same neighborhood as either the subject property or the place on Arlington. It’s also a bit smaller. Granted, it is very nice.

    From the pics, the Lincoln property looks chopped up. Perhaps a reno to open things open and perhaps to update some things and this could be close to $2M. I’m thinking about the renovation that someone did on that LP townhouse that was chatted about the other day.

    The reno might detract from the “Victorian” theme/architecture, but those houses don’t seem to sell in this demographic.

    Exactly and that stretch of Lincoln seems very nice. It’s all very residential. The location is great…..but on and off the market for 6 years….perhaps there’s some structural issue.

    A-ha. I can picture it now. Just a couple of weeks back we were strolling south down Lincoln to go to Ranalli’s, and we took note of a house (converted into apartments) that looked like it belonged smack in the middle of a 1990’s-college-party-zone (I think there may actually have been a keg on the stairs). I can’t really imagine spending over a million dollars to raise a family right there.

    The arches in the living room look like they take up a lot of floor space. When your’e already dealing with a 24ft wide lot, it could be very narrow inside…..just an observation from the terrible pics in the listing.

    On a side note, I don’t think you can compare a SFH home to that Lincoln Park West highrise. Yes, I agree the assessments are hefty, but city living is all about being in a highrise with a view….

    1.) It’s not a “now” these neighborhoods have been around for a while. Ranch Triange has been around since the early 60’s.

    2.) It’s on a grid, you just need to know the boundaries….

    I’m going to correct my statement. I don’t think this property is located in the Ranch triangle community. The triange is west of this property. Either way, it’s a desirable location.

  21. We looked at this place last fall. As soon as we realized where it was (busy street in what seems like a commercial area, although it’s not), we didn’t even want to walk inside (we have toddlers). Ended up buying a SF in GC for the same price.

    Isn’t that a five-sided polygon? In what way do those boudaries describe a triangle?

    ps: The one of clio’s alternates that *is* a Ranch-ero is the one on Dayton. This one is about 75′ NW of the Old Town (actual) Triangle, which ends at old Ogden.

Years ago we rented at 1936 Lincoln directly across the street…this house had a side yard to the SE (which must have been sold off for a red brick new construction 3 unit condo maybe 10 years ago) At least it gives them a buffer between the subject and Ranalli’s…I would imagine this location could be quite noisy on the weekends!
