  1. I like this building, but this unit is pretty sub par and dated. Think this one will go south of $300k all in.

  2. I know someone who lives across the street… pretty close to the EL here, though it’s a turn and trains have to go slowly around it (thinking back to a post a couple of weeks ago.) I would request a visit around rush hour and listen for a good 20-30 minutes, as it would vary on what side of the building the unit is on.

    Close to Wrigley if that’s your thing, but north enough to be insulated from the usual southward-flow of drunk-and-disorderlies post-game. And Byron’s hotdogs is just around the corner(s)!

    Nice unit overall, though the kitchen is a tad out-of-date. But for the price… Nice master closet.

    Too bad these people paid the price of a three bedroom and only got two!

  3. Almost rented a place one block due north on Dakin. The el actually didn’t seem too bad. But the neighborhood in general seemed a tad dicey at night.

  4. Seems like a good deal to me — I really like that building (although this is not one of the better units). But why point out the “BYOB” restaurants? That’s just weird.

  5. Looks well priced although the top floor 2 bedroom units sure command a premium in this building. One unit sold in March for $395K.

    It looks like that unit was apparently owned by the same listing agent!

  6. I definitely like the sold unit more, but it seems like a nice enough place for $315k with parking. It isn’t that expensive to replace the bathroom sinks/counters.

    Hmmm, not sure what your definition of ‘tad dicey’ is… If you are comparing it to downtown Naperville, then sure. But as far as city ‘hoods go, it’s quite nice. You’d have to go north of Montrose to get dicey, IMHO.

  8. Odd, I looked at a unit on Dakin a couple years ago and I thought the L noise was terrible. Yes, it’s going slow, but at least the couple trains I heard go by really squealed around the curve. Has that improved at all?

    Another concern is if you’d be planning to live there a while, there is the red line reconstruction project in the early planning stages right now. We’re at *least* 5 years away from construction, but that could be really bad as well.

  9. I looked at this when the price was 340k. The space is good, but the windows look out to the brick walls of the building next door. too dark, as a result. Add in the fact that there’s no balconies and no rooftop deck (common or private), and i’d feel claustrophobic all the time.

    The master bedroom does have a totally awesome pulley and winch left in from when it was a factory though.
