  3. would love a house like this. Don’t know anything about Morgan Park and it’s at least $50K out of my max price range. From this listing photos it looks like it has some type of historic status that might make making updates a PITA.

    Not crazy about the pool or only a 1 car garage.

    Garages are cheap(ish) and the pool just requires a weekend (max) to tear out (I’ll get ahold of the groove and we’ll come down and help).

    Basically, you should make an offer, Icarus! I don’t think you’re concerned about getting blacklisted by the morgan park realtor cabal.

  5. I grew up in Beverly / Morgan Park. Tons of cops and firefighters live in this neighborhood and families pass their houses from one generation to another.

    Morgan Park Academy is a great school but I believe it’s pretty expensive. When I was growing up there, the public elementary schools where good but no one went to public high school (Morgan Park). We all got sent to one of the private Catholic high schools.

  7. At one time I would’ve liked a house like this. But, now knowing the maintenance required to keep up a house like this on such a large lot, it would be too much work for me.

  10. The 2010 (pay 2011) tax rates and equalization factor have been announced. For most of Chicago

    2010 eq fact 3.3701
    2011 eq fact 3.3000

    2010 tax rate 4.627
    2011 tax rate 4.931

    2010 effective rate as % of assessed market value = 1.56%
    2011 effective rate as % of assessed market value = 1.63%

    That’s a 4.5% increase in a non-reassessment year. The effective rate does not take into account any exemptions. Most will see a larger increase in their tax bills since the homeowner’s exemption has been reduced. For example, a $200,000 assessed market value with max homeowner’s exemption resulted in a tax bill of $2,193 for 2009/pay2010 and will be $2,466 for 2010/pay2011, a 12% increase.

  16. 2010 assessed value is the same as the 2011. hum…that’s interesting, all the surrounding homes in this area have tax bills in the $7,000’s and $8,000’s so that seems low; and when i tried to reverse engineer the tax bill a few weeks ago, after backing out the long term and senior exemption I figured it to be $8,400,

  18. Clio – good thing you’re not a plastic surgeon. The Victorian has a lot of character whereas the Oak Brook home is a standard suburban tract home with nothing to recommend it, style-wise.

  19. Beautiful home, although it does stink to only have one full bath. Wouldn’t being in Beverly be preferable too? I’ve seen several big homes in Beverly for similar prices.

  21. Not totally my style but that’s probably the first tastefully, properly decorated and furnished home for it’s price/era that I’ve seen in any Chicago real estate listing ad.
