Many of you already noticed this unique 1-bedroom coach house at 2011 N. Kenmore in Lincoln Park.

Located just a block from the Armitage Brown Line stop, it is a duplex with skylights, exposed brick and exposed pinewood ceilings.

The kitchen has white cabinets, stainless steel appliances and black limestone countertops.

The listing says a new half bath was added and that the master bathroom has been completely renovated with a new rain shower.

It has central air but no parking.

  3. Looking at the photos, I think the unit excludes the ground-floor of the coachhouse, with the unit entry somehow on 2nd floor. I like this place, and allow a small premium cost for unique, interesting, and quality finishes. Odd configuration probably makes unit “live larger” than actual SF tally; great place for a couple and their large dogs.

  5. This place is pretty great. But 2 things I don’t get:
    1. Why would anyone buy a 1 bedroom right now? There have probably never been better rentals in the city than now. And this isn’t really a deal, is it?

    2. Love that they listed the school district. In case your kids live in the kitchen while you stay upstairs.

    Really cool place though. Would love it as a rental.

  9. Great example of Coach House Cool.

    10 years ago for $169k at this location though. . . I have slight envy of that buyer (but wonder what the place looked like then).

    Also, to live in a Coach House but not get parking. . . I’m assuming you get to listen to the garage door opening and closing for other peoples’ cars parking in the garage below you (as in most coach houses). . . . strikes me as cruel and possibly mentally damaging.

    I am strangely drawn to the shower, i love it. I think that had to be the most expensive remodel in the whole place. The custom work and labor to work with the tight area had to be pricey! way neato though!

  11. Don’t see how anyone really likes this place. It is tiny and cluttered. What is up with the half bath sink? Looks like a mixing bowl attached to the wall. And the upstairs….yikes?!?!? It would be like that commercial a while back where people who don’t eat their veggies don’t walk upright and instead walk slanted.

  12. 1970 called, they want some interior decorating tips back… seriously, put some friggin furniture you DIDN’T find in the alley right outside your door in the house and you might be able to sell this crazy thing. But I mean I guess i’d rather live here than an 800sqft 1br in streeterville for the same price… maybe?

    this place takes up the first and second floor. Lok at the window allignment from the exterior shot against the interior shots. There is one single garage next door though. Your living room is at ground level u against the sidewalk & alley. I guess thats why there are bars in those windows.

  17. I think it has a Dwell-esque teeny-tiny modern rehab thing going for it which is pretty cool, but the amount of buyers looking for this type of space is limited… no w/d or parking, and teeny-tiny. I think its priced about $100K higher than it needs to be to get sold.

  21. Even a tiny second BR would make the ask seem somewhat reasonable. Lacking this, despite the flashy finishes this has minimal utility except for a single person and is going to struggle to fetch $275K.

  22. it’s certainly unique and has some good things going for it. but, gee, it could really benefit from some staging help. it looks crowded and claustrophobic. i do love the built in shelving, nice touch.

    it’s really unfortunate that they don’t have a second bedroom, think it would be snatched up very quickly if it was just a one bedroom + den.

    If you look at the floor plan, the deck is attached to the “main floor”. From the pictures, the deck is on the second floor. I’d say this place is on the second and third floors, as Architect noted earlier:

  24. Also, look at the exterior photo, and then look at the shower photo. There’s no way that bathroom is on the second floor; it’s definitely on the 3rd.

  25. I hate this place. Hate it. Bars on the windows? Squished between a garage and alley (complete with garish power lines)?!?!

    Not to mention, no parking and no bathtub! Yikes. The price seems ridiculous. I can’t see how this is worth more than $200,000.

  26. Jenny – I am glad I am not the only one! The smart floor plan is interesting. Shows about 4 closets in the bedroom but then the photos show a a shelf or two that are only about knee high. Maybe you can hang your socks in there – as long as they aren’t knee highs.

  27. If I was single and planned on staying that way for a long time, I’d like this place. It does have a little office and a W/D. I wouldn’t own a car, so parking would be a non-issue. Too expensive, but cute to me.

    Funny. I just got done commenting in the thread above (4 bd Northcenter) how tilted/angled walls and ceilings induce unpleasant balance issues for me.

    I really wanted to like this coach house. But it seemed like every single photo had a “walls crashing in” motif. Just speaking for myself. I know that there are many people who dig this.

  29. This would be a deal if it included that garage spot. I’ll be honest I love this place–its unique & love the outdoor space. I don’t love the price though.

    I’m gonna follow this one because if it takes a big enough cut on the ask price I might even be interested in it. Maybe I’ll approach the owner about renting it to me if they can’t sell it near where they want 😀

    Garage. Streetview from the north shows a two-wide door.

    The condo has 5 total units, including a commercial condo. The other three appear ot be full floor units, with AVs of $65-70k. This one is getting a *huge* tax increase, as the AV went up 28%. And that still only pegs the market value at $271k, so the next re-assessment will be ugly again if they get close to ask.

  33. ps–the tax parcel record address is 1024 W Armitage, not Kenmore, per the assessor, but 2011 Kenmore as a separate *building* from the rest of the condo at 2007 Kenmore on the city’s gis map.

  34. Assessment is probably coachhouse’s contribution to condo association’s liability insurance policy and snow-shovelling contract for public sidewalks at this corner lot.

    Address discrepancy between tax roll and gis maps is due to condo membership address versus mailing address.

    At the time it was difficult to get brokers to look at property west of the El. They assured me, very confidently, that no one would ever want to live there. I liquidated my last 24 units in 1986-87, at prices ranging from the $110s to $140s, parking included. They were 1,700 square foot 2 bedroom duplexes and 1,900 square foot 3 bedroom, 2 ½ bath duplexes, all with 2-story living rooms.

    All of my buyers, including those who bought during the 1979-80 period just prior to the crash made handsome profits when they resold.

  36. Did anybody catch the window between the half bath and the “office”? You might be able to drop a deuce without being looked in upon, but certainly getting up to wipe could lead to some really sheepish eye contact.

  39. Still a beautiful coach house. But without parking the price is still a bit too much. It’s also now listed for 20k over its 2007 price.

    Case Shiller condo index in June 2007 was 159.62. In December 2010 it was 117.17. Maybe this unit is unique enough to run against the grain… we’ll see.
